charlottesville va real estate: Charlottesville offers a diversity of lifestyles - 11/06/11 12:29 AM
Another reason to love Charlottesville is the diversity of neighborhoods and communities.  One of the things I hope to accomplish here is to create an overall impression of the diversity of housing options available in Charlottesville (see Living Charlottesville posts).  Yes, we are in many ways still a very small community.  Yes, there are only a finite number of homes available in any given community.  Still, we enjoy a wide range of community and neighborhood types.
Are you hoping to find the perfect planned development, with all of the amenities, for your family?  We have a great diversity of communities with … (1 comments)

charlottesville va real estate: A great loan and lender are the linchpins of a great deal - 03/01/11 11:30 PM

Will someone please tell me why I have such trouble getting a PRE-APPROVAL LETTER?  Recently, I've had buyers agreeing to get a pre-approval letter, and once they spoke with the lender, they were going to wait until they got closer to actually writing a contract.  EXCUSE ME?  If I tell you I need a pre-approval letter, I need a pre-approval letter.  For one thing, I don't want to waste your time or mine looking at houses you may not be able to buy.  Until that credit report is run, we won't know what kind of rate you're getting and how much … (11 comments)

charlottesville va real estate: On foreclosure, bankruptcy & being a privy specialist - 01/24/11 11:48 PM
On foreclosure, bankruptcy & being a privy specialist I have discouraged clients from putting their homes on the market over the last several years, unless they have a definite need.  Those who have wanted or needed to proceed, we’ve worked together to get their properties into top condition for whatever the competitive price is that we come up with to get the house sold.  But, if they didn’t have to sell for a specific reason, most have decided to stay put.I just ran a quick check of our area, and, today, January 25th, there are 85 bank owned (foreclosure) properties and … (32 comments)
