san ramon real estate: Foods to Calm You Down Fast - 04/18/08 12:55 PM
I was thumbing through my mail today and in my box I found an artice that addresses the every day stresses we have.  I know there are times when I am stressed to the max and head out for a walk or a moment to look at the flowers and enjoy the aroma of freshly cut grass.
Sometimes we do something physical and other times we turn to diet-busting goodies for comfort. Instead of soothing our frayed nerves, many of them ultimately make us feel worse.Take the classic, curling up with a pint of ice cream. It's a total backfire. Why? Sweets … (15 comments)

How often do we discover by accident an incredibly timesaving tool, which we COULD have been using for years in our computer work, but just had not known about. Well, you will bless the day that you learned here about this true time saver.
Google Desktop: How many times have you misfiled something in your computer and wasted time looking for it? Did you ever need to find an old email of something a client said, but had no idea where you stored it? san ramon real estate: In tight housing market, Internet bidding gives homeowners another avenue - 04/17/08 03:00 PM
In today's Market Matters from C.A.R they provided the following article
Home sellers and in Sonoma County tired of waiting to sell their home using conventional methods are turning to Internet auctions in an attempt to stimulate a faster sale.  Real estate auctions are the fastest-growing area in the auction industry, increasing 47 percent between 2003 and 2007, and the Internet is rapidly becoming the No. 1 venue for real estate auctions.
MAKING SENSE OF THE STORY FOR CONSUMERS
Selling a home the traditional way in Sonoma County takes on average about four months.  Some REALTORS® are recommending auctions to their clients because … (2 comments)

san ramon real estate: Your road warriors could be leaving a trail of customer data behind them. - 04/17/08 06:19 AM
I recently read and article about Computerworld's sales department's performance and how it is measured on revenue, not on data protection. So it's no surprise that salespeople focus on closing deals, not security holes. As a result, they sometimes sacrifice security for convenience. We log onto Wi-Fi hot spots in airports to work on presentations despite the risk of being hacked. We carry reams of information, some of it propriety, on their smart phones. They transfer deal details on USB drives. Although companies have done much to address the challenges of this frequently mobile population, there's still more work to do.

san ramon real estate: Six Simple Steps to Ensure a Smooth Purchase - 04/15/08 04:19 PM
Buying a home can be an emotional, time-consuming, and complex process. There are a few things that you can do to help make the process go as smooth as possible: 1. Check your credit. Before you apply for a home loan, regardless of your credit, it's a smart idea to obtain a copy of your credit report from the three major credit bureaus and review the information. If there are errors or things that need to be addressed, it's easier to address them before you have found a house, than after you have found a house and are trying to close your … (1 comments)

san ramon real estate: Investment and Vacation Homes – Still Desirable - 04/15/08 11:29 AM
Little change is expected in existing-home sales over the next few months, before improving notably during the second half of the year, according to the latest forecast. Lawrence Yun, NAR chief economist, said the market will come into clearer focus this summer. "Existing home sales could start to show a sustained increase within a few months, unless there are some additional economic problems or excessive inflationary pressure," he said. "We're looking for essentially stable sales in the near term, before higher mortgage loan limits translate into more sales in high-cost markets. The wider access to affordable credit should increase sales activity … (1 comments)

san ramon real estate: Poll: Most Say It's Good Buyer's Market - 04/14/08 01:59 PM
I just finished reading an article from the National Association of Realtors stating in a receint poll 59% felt this is a great time to buy real estate.
It seems if we are looking towards long term confidence we are in the right market to buy!  When have we seen interest rates this low, high inventory and prices this low?  It is a great time to buy!
Here are the stats from the recent poll:
67 percent think it is harder for first-time home buyers than it was five years ago. 60 percent say they will delay buying a home for two years. 11 … (7 comments)

san ramon real estate: Consequences of "Walk-Away" Borrowers - 04/14/08 11:18 AM
There has been so much talk about "Walker Loans" and "Walk-Away" buyers and in today's post I found this article that is addressing some consequences for the borrowers.
It is not easy for our clients that are upside down in their home loand and it is so important for all of us to be informed and keep our clients as informed prior to walking!
The government and the lending industry are taking aim at "walk-away" home owners who stop making payments and months later send the house keys back to their lender. Such borrowers will not be able to get another mortgage … (4 comments)

san ramon real estate: Last Minutes Tax Tips..... - 04/13/08 05:24 PM
"I shall never use profanity...except in discussing house rent and taxes." ~Mark Twain. April 15 is just a few days away...and hopefully this year's tax season hasn't caused too much profanity in your household. Of course it's always wise to be careful about criticizing the IRS, but no matter what you feel like saying about them at the moment, they have compiled these helpful tips for last-minute filers:
Go electronic. The biggest advice the IRS has for last-minute filers is to file an e-return rather than a paper tax form. The IRS considers this the best step for ensuring that your return … (3 comments)

san ramon real estate: Spring Spaces Light Up Buyer Faces - 04/12/08 05:56 PM
Today's home buyers place a premium on outdoor spaces. According to the 2007 NAR  Profile of Buyers' Home Feature Preferences, half of all buyers think a backyard or play area is very important, one-third want a patio or porch, and more than one in five are looking for a deck.
But not all backyards are created equal. Factors like style - whether the deck or patio is compatible with the home's architecture - size, and placement can all sigificantly affect value in the buyer's eye.

san ramon real estate: Homeowners Raiding Retirement Accounts to Avoid Foreclosure - 04/12/08 06:16 AM
This morning while perusing my email I came across this article that was forwarded to me by my title rep depicting what is happening due to the higher incidence of upcoming foreclosures.  I thought it was worth passing along.
Struggling to save their homes from foreclosure, more Americans are raiding their 401(k) retirement accounts to pay their bills -- and getting slammed with taxes and penalties in the process.
Rather than borrow money from their 401(k) accounts, which would have to be paid back, a growing number of beleaguered families have been cashing out, according to retirement plan administrators.
A USA Today reported cited … (5 comments)

san ramon real estate: How to cut your property tax bill - 04/11/08 09:48 AM
Proposition 8 - allows a temporary tax reduction when a property's market value on January 1st, is below the prior years assessed value.
Ask your Assessor - if your home is worth less than you paid, chances are you can get a temporary reduction in your property taxes. It's free and easy to do yourself.
Assessors in some Bay Area counties hit hard by the housing downturn - Contra Costa, Alameda, Santa Clara and Solano - are automatically reviewing homes purchased in the past few years to see if the homeowner qualifies for a cut in assessed value for 2008-09.
Even in these counties, … (3 comments)

san ramon real estate: Lenders retreat as housing market plummets - 04/10/08 04:31 PM

The national housing market decline and resulting financial institution write-downs are beginning to hit home in the form of tighter credit, even for highly qualified borrowers with solid-gold credentials.  As lenders clamp down on new borrowers and cap existing home equity credit lines in an effort to limit future exposure, everyone from car dealers to landscape architects feels the effects.
MAKING SENSE OF THE STORY FOR CONSUMERS
Credit fuels economic growth by providing the means for people to purchase goods and services.  By 2004, Americans had borrowed more than $180 billion based on their home equity, plowing record amounts of cash back into … (2 comments)

san ramon real estate: Homeowners are told to stay by lenders - 04/10/08 04:17 PM
Banks swamped by a tidal wave of foreclosures increasingly may be looking the other way and letting homeowners remain in their homes, according to some sources.  Banks say they are allowing homeowners more time to work out financial issues and potentially save their homes by avoiding foreclosure.  But some observers have expressed concerns that delaying the foreclosure process may only extend the agony for homeowners and prolong the housing market slowdown.
