You may also be asked for a capability letter verifying you are financial capable of purchasing the home. Sellers of pocket listings are still open to selling, and sometimes quite motivated, they just prefer to have more control of the selling process. 

If you are looking to buy a luxury home, finding a pocket listing could work to your advantage. If your Realtor® finds you one that you love, there probably won't be a lot of competition for the home as it is not advertised to the public. This will also give you an opportunity to buy a very unique property that the average consumer never had a chance to see. In addition, you may get a very fair price as you will likely be the only serious buyer that seller has to choose from.

These "pocket listings" are a nightmare to try and get sold. I had one seller that only wanted 2 people in the house at a time, if it was a family they would have to pair up to go through and view the property. If you want us to sell your home, you have to let us do our job, our way.
