What a great shot of Forest Lake. My dad used to take me fishing on that lake, and afterward we would comb the shore for clams. In fact, I learned how to swim in that lake. He threw me out of our boat and said "Swim or drown."

Elizabeth--I am certainly glad you learned to swim...there was more than one dad in MN that taught swimming that way I hear. Bet it was in June or July not March when you were thrown in. The frozen water can kill you in minutes.

I see the attitudes of buyer getting better and with that the market will return to a more even split of buyers and sellers which will bring back appreciation.
