So what is a Detailed Database?

A Detailed Database is a compilation of contact information from Name, Phone Number, Address, and Email address for the basics to also having birthdays and anniversaries for every contact.

So why have a Detailed Database?

That is where your leads come from, your sphere of influence.  You start with you database to announce you're an agent and then follow up by calling all your contacts to see if they or anyone they know may have any Real Estate needs.

So how big should my Detailed Database be when I start?

You should start with at least 100 contacts.  It's not hard to make contacts.  Start with friends and family, then move on to everyday people you see- grocery store clerk, gas station attendant, barber, dentist, etc...  If you are not a people person and out-going, you won't get very far.

Once I have my Detailed Database, what do I do?

Look for a transaction database management company which will keep track of all your contact details.  Many agents use companies like Top Producer or Sharper Agent, but if you on a shoe-string budget many times you can get Wise Agent for free by working with Security Title.

What do I do once I have a Transaction Database Management Company?

Call, Call, Call.  You are not in the Real Estate Business- You are in the Lead Generation Business.  If you have no leads, you have no business.
