Virtual Things, in a Virtual World and I'm a Virtual Home Stager...

    JDS Consulting

It has been said that you can learn a lot about someone by walking in their shoes but in the virtual world you have the added luxury of not actually having to suffer through the pain that 6 inch stilettos might engender.

Virtual Staging in a virtual world is a very liberating experience that gives you the ability to design, install, and instantly change everything without having to buy, lift, arrange, or assemble anything.

Ultimately you have the ability to focus your design efforts without the distraction of having to haul a sofa up three flights of stairs only to find it looks horrible in the space or having to shuttle back and forth from store to stage looking for the right accessories. In essence all of your design work is done ahead of time so when it comes to the actual installation of the stage, you are not waisting your time making last minute design changes, returning heavy furniture, or keeping assistants on the clock while you ponder the location of the sofa.

Before and multiple afters:

Above is the before photo of a vacation rental property for sale that will be short termed while the property is on the market. Virtual makeovers allow you to quickly make design choices without having to return merchandise or pay for delivery of items you won't be using. One also has the benefit of keeping tight track of budgeting, knowing precisely what you will buy and from where before writing a check or swiping a credit card.

Buy and use the right accessories the first time:

The pendulum lights, art work, mirror, sea grass shelving and ottoman, all come from Pictures Plus here in Honolulu. The accessories come from SOHA and Target. The furniture comes from various local stores and the carpet was found on-line.

Change and arrange in seconds:

Simple changes can create substantial differences in the feel and look of the space, just imagine how time consuming it would be to actually move these materials in and out while deciding what options work best. The faux water hyacinths from Target on the coffee table work well, but the Philodendron orchid works better and I didn't have to run down to the rental truck to switch them out.

Details, details, and more details:

Eliminating the physicality of staging while your designing the space allows you to focus your attention on the details and creating a narrative potential buyers understand and are drawn to. No more superfluous nail holes dotting the walls or sore muscles from moving the sofa from one end of the room to the other half a dozen times. Virtual Staging is an amazing tool for Home Staging professionals and consumers alike and frees your time to focus on design and not the energy drain of making changes in real time. If you think virtual staging might help you in your design challenges please contact us with your questions.

Hi Kimo~ I love the idea of virtual staging.  I would love to use it on my own house, that is for sure.  Where can I get a product like this?  Is it difficult to use?  What kind of money are we speaking of?

Aloha Vickie, thanks for your questions! Although there is software available to produce virtual staging, JDS Consulting produces digital renderings using photo shop. I have yet to find any software that can produce renderings like the ones above while incorporating a detailed list of where to procure items and the cost per item. We provide our clients with visual representations using actual furniture, and accessories from both local and national vendors. If you can send and receive digital photos by email we can help. The cost associated with the renderings ranges from $75 to $800 depending on number of rooms, view points and number of different style's and looks desired.

Neat progressions, Kimo!

I, too, find myself using the desktop and computer to do 90% of my sourcing and my decision-making when designing. It helps me stick to my budget, like you said, and really keep me from making impulsive inventory purchases and dragging them back to my lair.

As long as you have the correct dimensions, a photograph and a computer can really move the design along.

Also, I find the peace and quiet of my office makes more sense to make big budgetary decisions than when I am with a client and we are jabbering away. So, I speak in generalities these days, and come back and hit them with a comprehensive plan a couple of days later.

Good luck with your VIrtual Staging. It's a blast, isn't it?  It's kinds like video gaming for Interior Decorators.

Only, I never did master that Ms. Pacman pattern. Maybe that is why it is so challenging.

Aloha Kimo ~ Great job! I think I would wind up spending so much time on doing the rendering I would wind up losing money! In my case, some kind of program would be helpful.

Aloha Michelle, there is a lot of artistry in virtual staging and it certainly allows you to expand your design options. Thank you for sharing your experiences and best wishes.

Aloha Melissa, mahalo for visiting. Virtual design really allows you to take chances and explore design choices without having to have a single bit of inventory. Yes, it is a lot of fun.

Aloha Lizette, the amount of potential designs rises exponentially with virtual design but that can be a boon or a curse depending on how well you can make decisions and why. Mahalo for commenting.

Aloha Cathy, thank you and yes it's very much like stickers and it of course helps to understand proportion and perspective.

Aloha Terrylynn, Mahalo for visiting, I like the freedom it creates in allowing me to separate the design from the physical labor. When you mix the two much time can be waisted which could be better spent in other ways.

Aloha Kathy, you need to edit yourself carefully when your doing virtual design, otherwise, the shear magnitude of the endless choices becomes overwhelming. Like anything discipline is required. Mahalo!

Virtual Girl, very clever! =o) I learned years ago, when I started doing freelance visual merchandising, to prepare for the unexpected.  Pack more than you need, but it would be cool to know exactly what to pack...Nice transformations, and I'm guessing it is a great tool to convince clients that staging works!

Very nicely done Kimo. I'm a big fan of quite a few of the accessories you've placed. Now where did that painting over the sofa come from in your last rendering? Very cool!

Aloha Bill, thanks for stopping by and commenting.

Aloha Cheryl, mahalo for your comment, it can be frustrating not being completely prepared for anything and everything. I find I work best when I go on auto pilot when installing a stage, leaving all the thinking in the design portion. Otherwise indecisiveness can be a major time drain.

Aloha Cynthia, the painting in the last frame is by Hawaii artist Gary Reed. He is a realist landscape artist, and is very popular here in Hawaii. The piece is a giclee on canvass and can be purchased on line at www.PicturesPlus.net. I like to suggest for staging clients posters mounted on Mega-core. Same great art without the major cost associated with original or limited addition pieces or the expense of framing. Mahalo for visiting
