A Joke That Rings Some Truth

Realtor to First Time Homebuyer: First you folks tell me what you can afford, then we'll have a good laugh and go on from there.

Yeah it's funny, but I do find it to be true too!  Many times when folks are looking for their first home they have unrealistic expectations of what they can afford.  They might be able to roughly calculate what their monthly mortgage would be for houses they think they can afford, but oftentimes they are leaving out other monthly costs associated with buying a home.  Here are a list of some commonly "forgotten" costs to consider when deciding how much you can really afford to pay for your first home:
                Insurance
                Taxes
                2nd Mortgage Fees (if you don't have 20% to put down on the house you will most likely
                end up needing a 2nd mortgage)
                Possible higher PG&E bills (if you are moving from a smaller place to a larger one)
                Garbage, Water, Sewer, etc. (all things you may not have had to previously pay for if
                were a renter)

I hope this helps you if you are a soon to be first-time home buyer!  Just don't get discouraged if you do find out that you may actually not be able to afford your "dream house" as you first home.
