Doing For Sale By Owner? - How about some FREE advertising?

After looking at the title, you're probably thinking that there's some catch or that I'm crazy.  There's no catch and I'll let you be the judge of how crazy I am. 

Here's the deal.  As a real estate agent, I know how difficult and time consuming selling a home can be.  In fact 80% to 90% of the do-it-yourselfers (fondly known as FSBO's in the real estate industry) end up listing with an agent.  So, to alleviate a little of your work, I am willing to allow you to advertise on my website, www.TucsonExpertAgent.com for free.

Why are you doing this? 

There are two reasons, really.  First, advertising on my website is a win-win situation.  You get more exposure for your property and I have more of an inventory on my website.  I already have a link to search the MLS (Multiple Listing Service) on my site, so all the properties listed by agents in the Tucson and surrounding areas are accessible from my site.  However, to best service my buyers, I would like to have the added inventory created by the local For Sale By Owner listings.  You win because you are able to take advantage of website traffic as well as local traffic attracted by the sign outside your home.

I did say there were two reasons and here's the other.  Most FSBO's do end up listing with an agent eventually.  My goal is to provide you with such great service (even for free) that IF the time comes for you to hire an agent you will consider listing with me.  This is great for you, too, because you're basically getting a free trial of the top-notch service that I provide.  There is, however, no obligation for you to list with me.

So What do you require of me, the Homeowner? 

I will need some basic information about your house.  I will email you a questionnaire that you can fill out or you can email me a copy of the flyers that you have made up to advertise the home.  Ideally, I would like to have you email me some photos of your home to put online.  I have found that homes sell MUCH better if people can view photos.  I'm also happy to meet with you in person if you prefer. 

After I receive the information and photographs from you, I will have your listing up on my website within 48 hours.  I will call you so that you can review it online and make sure everything is to your liking.  If you need to add photos and make changes later, I'm only a phone call or email away. 

Will you help me negotiate once I get an offer? 

Unfortunately, assisting you in negotiations would be creating an agent/client relationship which I can't do for legal reasons.  I can provide you with blank forms, but I can't perform any of the duties of an agent unless you hire me to work on your behalf.

How Long will you leave my listing on your Website? 

As long as you are actively marketing your home, I will keep it on my website.  If the home sells, let me know and I will remove it so you won't keep getting calls.  If you do list with an agent other than myself, let me know also.  There is no obligation for you to list with me, so there will be no hard feelings if you go elsewhere.  However, there are laws regarding advertising other agents' listings, so I'll need to remove it off my website to be in compliance with those laws.  If you list with me, I will keep your home on my website along with advertising it on www.Realtor.com, www.azmoves.com, www.ColdwellBanker.com, www.OpenHouse.com, www.Localism.com and, if the home is valued at $400,000 or more, www.nytimes.com.
