Many calls I have received lately are from home owners who have homes on the market, or whose listings have expired and they are thinking about re-listing.  This week I had two consultations with this type of seller and they both were puzzled and irritated by their agent’s actions!

kitchen before staging consultationI spent a lot of time explaining the importance of curb appeal, first impressions and why deferred maintenance and declutter had to be dealt with before listing.  The widow whose listing had expired was near tears.  I expected her to be overwhelmed and even a little irritated with me by “imposing” expectations upon her.  It surprised me when she said “Why didn’t my agent take the time to explain this to me before I listed?”  I had no idea these things were so vital to my house selling quickly.” Yes, she was concerned – there was lots of work to do.  But she had a plan and hope so was able to “see” that by taking a few steps forward she may be able to sell her home and move on with her life.  More than concerned, she was irritated with her agent, and wanted a recommendation for a new agent.  The trust was gone because the agent hadn’t let her know that our services were available or that her home was a target for low ball offers when it was so dated, cluttered and needed small repairs performed. 

 I’ve met this agent before and she has heard me speak about staging.  She has even asked me about staging and I know she has considered presenting it to some of her clients.  The response I’ve heard from some agents is “My clients don’t think it’s necessary” or “My clients won’t pay for it”.  In fact, they didn’t have the statistics, time or information needed to present staging options in a way that encouraged their sellers to embrace the staging process.  When clients understand the power staging can have and a plan of action, most are encouraged to do much more to prepare their homes for sale. 

The next consultation I had was for a desperate home seller whose house had been on the market for many weeks – no showings, no realtor tour, no open houses and no idea as to why her home was being passed by.  When I had looked at the photos on the MLS I knew why.  After spending two hours with this seller, not only was she on board with doing everything suggested, but she also wanted the recommendation for a new realtor.kitchen after staging consultation

I’m working with a new agent who contacted me and is having me spend 15 minutes with her sellers before their homes are put on the MLS.  I talk about staging, give the sellers statistics and explain the process.  We visited with an elderly couple whose home was clean but dated and cluttered.  When I explained staging, the owner told me that he had sold many homes over his lifetime and that their house was fine.  I explained the current market, the impact of media, HGTV and first impressions.  He held firm.  I agreed with him that in a logical world staging wouldn’t be necessary, but that I was happy to help in the future if the need arose.  When we left, the agent and I both knew this process had been incredibly successful. 

No, it didn’t result in a job for me or much improvement on her listing.  BUT – her sellers now are well informed on what should have been done before listing.  If she didn’t present these ideas and options, who would be on the hook when the house doesn’t sell in 60 days?  The agent!  Bad advertising, not enough open houses, not enough signs – something pointing back to the listing agent.  This young agent has it figured out.  She knows the dated home will take a long time to sell.  She had us inform them on what should be done, maintains a great relationship with the owners and when the time comes to make a price reduction – she can confidently say “Remember before listing we discussed how important it was to do the things the stager recommended?  Now that the listing has been on the market for 60 days with no offers . . . “

Instead of being mad at you, they’ll be mad at themselves.  Staging works – but only if you work it!

Margaret - this is a great post. I had a Realtor (who I thought was a friend) tell me last week that she couldn't believe that homeowners were paying me to stage their homes since the market in our area has "picked up." Huh? This same agent refused to recommend vacant staging for a listing that sat on the market for over two years!

I just can't understand how they feel staging a home will somehow diminish their authority or whatever. It just doesn't make any sense to me.

Margaret this blog post sounds like my soap box to agents and you said it so well!  Seller's expect (even though they may not like) their agent to be their personal expert in real estate and SOMEONE on that agent's team needs to tell the sellers the truth.  SO...if it's difficult for the agent to do this then WE HAVE THE SOLUTION and they need to get onboard.  I probably need to be like you and put it in writing in my next realtor newsletter.  Thanks for the inspiration!

Margaret: Your experiences outlined in this great post are all too common. I KNOW it's difficult for Realtors to suggest these changes to their clients (as many as echoed here in comments), but it's really their JOB and in the best interest of their clients to make sure it happens. As you said here, THEY need notbe the one to SAY it, but they should have a STAGER do the "dirty work" as they see it.

I believe in the power of staging (I am an ASP Realtor), but despite my best efforts, explanations and statistics, it is not always possible to convince clients.  Even those clients who will later cry to a new agent than they did not know about staging, are not always being quite truthful 

In a market where people stand to lose money on their sale, it is very difficult to get them to part with more to bring in rental furniture (even when desperately needed). They keep coming back with, 'it is fine' or 'it was good enough for me for 20 years.' It can be frustrating!

Well said, Margaret! I applaud the realtor who covers her bases by making sure her clients know about staging right from the start. They are grown-ups; they can make their own decision about whether or not to stage. But now they can't say she didn't tell them so! I'm going to bookmark this for inspiration!

Margaret, I have to say that I've come across a few desperate sellers recently as well.  When I look up their MLSLI listing, there are no pictures, no description and their home hasn't been properly prepared to be shown....and they haven't been told by their real estate agents.

I hate having to be the one to tell them....but I do.  Sad thing is that many of the homes would have sold faster and for more money had they been promoted better and staged.

Margaret I "lost" a listing in April because I said the house had to be staged to sell.  They went with another agent that said it looked fine.  I wonder how much the price will have to drop.  I feel so bad for them.

Margaret: awesome examples of homeowners who would be willing to do what is necessary to get their home sold, but their agent didn't tell them about staging. I happened to meet a woman last night, who's house has been on the market for 8 months, and she's frustrated with her agent. She said she wants her house staged...and a new agent! I know plenty of great ones...who support staging.

Hi Margaret, there are many more Realtors this year that "get it" but alas so many more that do not understand the importance of at least presenting the idea to their clients. It is not up to the Realtor to "sell" the client on staging. That is the job of the stager who will provide the necessary local stats to back up what they are saying. If at the end of the day the client decide to not proceed with stager at least the Realtor has presented up to date marketing ideas to their client.

HGTV etc. has created a different market for selling houses. When your client said he has sold many houses in his lifetime I would have offered that he purchased cars before too,ones that didn't have seat belts, gps, blue tooth phone systems, anti lock brakes. Time marches on and change is here.....use it to your benefit to market your home for sale or lose equity by not using up to date marketing ideas. It's their money and their choice but I know I wouldn't leave my money on the table on my largest investment.

Margaret, thanks for posting this.  I have, both as a realtor and a home stager, dealt with sellers who were frustrated with their agent for not telling them what they needed to hear.  I would never interfere with another agent's listing so I do have to be very diplomatic in the way I deal with them.

I believe some agents would suggest more home staging if they knew how to offer it to their clients and if they really understood the benefits.  I let my fellow agents know that they can include me in all of their listing presentations.  I offer free consultations to them so they can let the sellers know that the free consultation is included with the listing package.  That way, it is the seller's option to accept it or not, the agent is off the hook for making staging suggestions, and if the seller ever says, "I didn't know!" they can always look at their listing package.  It's also a lot nicer to tell a seller, "I offer a free staging consultation with ALL my listings" rather than, "YOUR house could use home staging!"

Offering staging is a win/win for everyone-- I don't completely understand why it's not suggested more by realtors.

I have had sellers asking me for a recommendation for a new agent because they plan on firing the existing one...it is very awkward.  I have heard several times, "why didn't they tell me about staging sooner?" or "why didn't they call you in before we listed?"

 What a great way for a realtor to handle a client. By doing what they did, she basically covered her back when they house didn't sell as fast as the home owner would have liked. Don't you wish all realtors would think along that line? Then perhaps staging would be more acceptable way of selling your home.

Fantastic tips and what a great idea to have you spend 15 minutes with the listing agents clients.  Better for the sellers to hear what needs to be done from a 3rd party, sometimes they only hear what they want to hear from the agent but are willing to really listen to the same advise from someone else.  Your before and after pictures are great!

Hi Margaret!

Great post.

We have had a couple of sellersthis year call us for a consult after their house had been on the market 7 months with little traffic, only to have their own agents pooh-pooh about the lack of necessity of staging.

One client did minimal curb appeal with us, not fixing a huge glaring issue in their yard. The other, nothing.

Client #1 called me back  another 7 months later, to ask me for a referral to another agent. I helped her out with a referral to the agent in town I knew would do whatever it took to move that house. Naturally, this agent also mentioned the glaring issue, and the client immediately rectified it. The house sold with our recommendations put into play in exactly two weeks.

What is so SAD is that this client was carrying the dreaded TWO MORTGAGES, and when she initially called me, she was completely willing to fix the problem. Her agent, whom she trusted implicitly, let her know it was not necessary, and naturally, neither were we.

Client # 2 has taken a $80,000 price cut on a $800,000, and they have been on the market 4 months. We could have staged it for $4000!

What's better for the client? Pay POINT FIVE PERCENT TO STAGE or TEN PERCENT IN PRICE REDUCTIONS?

 People are not as stupid as some agents think, and those agents are looking bad and losing their clients confidence and listings.

Soon enough it will be the oddball rogue agent that doesn't at least get a professional consult. It's just progress.
