When is the good time to buy, are we near the bottom?

Hello all!

  I have a lot of buyers shopping around.  They hear the news that we are in a buyer's market, hows are just being given away!.  Excitement takes over, but......  buyers are still on the fence.  Why?  Because when a good thing comes, sometimes it seems too good to be true, or maybe, and just maybe... if we wait a little longer, the market will drop just that much more.  Realistic?  No.  No?  Yes, no! 

 What you have to realize, you, as a buyer or seller, or investor is, you won't know the bottom until it bottom out and starts to rise back up!  When I say this, I get the usual, "what do you mean" and I'm happy to explain.  Take a simple approach, take a pen and paper, from the top start drawing a line at an angle downwards, stop when you feel the market has hit the bottom, and go back upwards when you feel the market has shifted again.    You will find, that when you think the bottom is happening, your pen is moving back up.   You really don't know where to make the change?  You can't trust the news, it's too broad and doesn't match where you live.  Now you're at a crossroad. 

  Have you waited too long, did you miss the best deal?  No, actually, the deal and the best deal you make is when you make the decision to get down off the fence.  We are at the best time, as far as interest rates and inventory go... BTW, they rose, hmm..., I'm talking interest rates..  Still waiting?

 Buyers and sellers, now, is the best time to buy or sell.  Sell at a realistic price and recoup the benefits on the next home you buy.  Small gain/loss now selling, big gain/home buying on your next home, it's simple. 

   You just need a few things, your trusted Realtor, to guide you, recommend and assist you.  They will point you in the right direction for a loan officer, which you really need to take advantage of today's market, and let you know what the homes are going for in the area you are looking to buy.

 Trust in your Realtor and you will be a proud home owner or seller.  Wall street jumps, real estate sways... at the end of the day, where do you trust to put your money in.  I know where I'm putting mine!

Howdy there Frank

How how true, about folks will not know the bottom has came. Untill its gone. Then instead of sitten on that there should I buy or wait fence. They'll be walken around kicken them selves in the backside, sayen why did we not listen. And talk to a Real Estate Agent.

Frank I can bet you like 12 months or more from now,you are going to hear people say "I knew I should've brought a home a year ago. But its never too late to buy a home. And I see you have the listing router. Is it for your www.fabailey.com website or for your outside blog? I want to get one but I am sure if it will work for me. Great post.
