Social Media Love Affair

Here's the magic of this Love Affair between facebook, Twitter and ActiveRain.

One evening, I'm on facebook and Up pops the chat window.  Friend "A" says hello and proceeds to ask me if they can ask me a question.  I answer back kindly and tell them I am happy to answer their questions.  Friend "A" asks me if I am aware of a good website to find out about schools in "potential new area".  Of course my reticular activator is immediately heightened (why would they be asking about schools in a new area unless they were planning on MOVING!...hello...!)  So I mentioned that I would be happy to help.  I also asked what they were thinking and why they were considering this new school (of course, I figured I new what the answer to that was going to be).  Friend "A" continued to explain that she was considering a new job.  And of course, knowing more about the new area would be important to the whole family and in making this decision.

Ding ding ding!!!  Survey says... I know an agent in that area!Searching for schools and neighborhoods  It was immediate and top of mind awareness to me!  Friend "B" is the agent that immediately came to mind!  And the reason Friend "B" aka Agent "B" came to mind so quickly and that I knew his home area is because of...facebook, Twitter, ActiveRain.  He is always posting.  I see his blogs.  I see his tweets.  I see his updates.  So I knew he would be able to assist these people.  And their concerns over the school systems and the new area.  I knew Friend "B" aka Agent "B" would be familiar with the area and could help them find the schools and the neighborhoods.

Now, the real magic of this love affair is that within about a half hour, I chatted with Friend "A" (who is the one potentially moving).  I quickly chatted with Friend "B" aka Agent "B".  We went back and forth.  Exchanged email addresses.  Made specific plans for when these folks would be heading down to Agent B's area.

I couldn't believe it!  In an evening.  Half-hour to an hour tops!  I had assisted these friends who might be moving.  Connected them with this new agent who I have every confidence in because we had become friends through this social networking.  I read his ActiveRain blogs and know he is knowledgeable and experienced.  And I totally feel confident these buyers will be in excellent hands.

And oh by the way...they will need to sell their home in State College should this job work out for them!  Gee...I wonder who they will want to list their home!!!  ;-)

Happy familyTo sum it up, these Friends (aka Friend "A") made the trip.  Met with the agent.  He showed them around.  We'll be doing a 25% referral fee if they do end up moving.  They are so happy!  They reported back to me and are so pleased.  Even if they don't end up moving, I have some new raving fans!  And Agent "B" will certainly get more of my referrals in the future!

Think about the long drawn out process this was in the past.  Those clients would have to wait until the next day to contact me.  I would have to research to find an agent.  And then contact that agent.  And then see if that agent will be willing to work with these buyers.  This might end of taking a couple of days to a week!  Wow!  The power of this Social Networking Love Affair!

Nyssa - Powerful tools, indeed.  It enhances your exposure by leaps and bounds.  I always kind of figured that social media would play an important role in this business, but its reach has far extended my initial thoughts.

I'm not in "the biz", not in your biz anyway.  But I am a professional.  And like all professions, there are the competent, the incompetent, and everyone else in regard to technical skills, people skills, licensure/certification, ethics, etc.

Social networking is one thing, but professional networking is quite another beast.  It seems to me that relying on social networking as a way of choosing competent "friends" (even if adding online research and "gut" feeling to the mix) is a recipe for DISASTER. 

I see only positive experiences/comments here.  But I think there must also be negative ones out there as well.  And I think it is only by knowing the full picture that any of us can fully appreciate the impact of the Internet . . . on your biz, or on mine, or on anyone's.

Hi Beebie~ I can appreciate your thoughts!  I agree, it could definitely spell disaster!  Most certainly!  The good news is in this particular scenario, it was a win-win.  Friend A got back to me and sung Friend B's their praises!  They had an A+++ experience.

And I know I told a cute story above to show how quickly I got Friend A connected with Friend B so I could show the magic of this social networking.  But what you and others may not know is that local folks who know me trust me know that I would go to the ends of the earth to provide A+++ service and only refer someone that I hand selected.  Since I work by referral only, they know I wouldn't just refer them to just anyone.  That I would only refer them to someone that will provide them with the same kind of service I provide.

So what this cute story really doesn't show is how long Friend B and I have known each other even though we have never formally met.  We belong to the same real estate coaching and mentoring program.  We operate our business in a similar manner.  And from following each other via social networking, I can tell by the stories and experiences and the level of knowledge and commitment Friend B has.  He has integrity!  Therefore, I knew this would all work out.

Yes, there is the chance that I could be totally wrong.  But again, going back to the by referral only coaching and mentoring program, this is not just a program for everyone.  It's a different mindset.  And so is the mindset here at ActiveRain.  Experience plays a big role in it for me to be able to trust my instinct.  All that being said, I do see where you are coming from and really appreciate your candor.  And I hope it's a wake up call to anyone reading that we all really do need to make sure we don't refer our friends that we know and trust and who trust us in return to just anyone.  I would feel horrible if I referred to someone and my friends had a bad experience.  Thanks Beebie for visiting my blog and chiming in.  You are always welcome to share your thoughts and opinions.

Thanks for taking the time to explain it to a dummy, Nyssa . . . and for not laughing out loud (in private is totally ok though).  I love the upbeat energy in your posts BTW.  And it's not you or your recent experience which concerns me, but rather . . . well, you at least understood where I was going!

Great experiences here. 

For Beebie, I use my network connections to locate agents almost daily.  However, the ActiveRain, Twitter, etc., are merely a meeting place.  I then have a lengthly telephone discussion about the agent's experience in real estate and buyer representation. 

What the social networks do is bring folks to me, that doesn't mean that they get the referral.  Before I include an agent or broker in my network, I do, indeed, vet them. 

This post has inspired me.  I just might write something about the value of social networking and how it helps smart agents enhance their referral business. 

BTW, I get e-mails and telephone calls weekly from agents in my area seeking referrals.  I telephone them to discuss their areas of experience and history in buyer representation.  Only about 1 in 20 are added to my network.

Thanks Nyssa and Lenn.  That was my only point Lenn.  You do your homework and end up rejecting 95% of referral requests.  All well and good.  But to me that sounds like a profession with a great potential for disaster.  Is there no one in the "Rain" then who has had a negative experience worth sharing concerning this "Social Networking Love Affair"?

Well I'm feeling kinda special!  Nyssa (so far) has let me post here without registering . . . hasn't deleted any of my posts . . . and I don't think I've abused the privilege.  Thanks Nyssa!!

But I see other members here who don't accept anonymous posts . . . or who (apparently) delete some posts.  That is certainly understandable on the WWW.  But what really tickled me was reading where one registered member, who does not accept anonymous posts, complained about another registered member because their own mildly abrasive comment was deleted.

That's not love "guys".  Is that why I can't find many negative comments/experiences in the Rain?

Power of Social Media. You just have to embrace it. This is a good testimony showing if you use Social Media effectively,it will work for you. Hope people who are still haven't realized the power of social media and put it into their business plan would reconsider after reading this blog. Thanks for sharing Nyssa. Great post.
