You've probably read a lot of information about this program; much of it being conflicting. But I felt the need to point out some important information.

When you read a blog or watch a video about the $8,000 tax credit, FIRST pay attention to the date of what you're reading or watching. This program was changed several times in the first half of the year! The details at this point, and what is expected to be the final program, state that in order to take advantage of the $8,000 tax credit, you MUST CLOSE ON YOUR HOME BY DECEMBER 1 (as in December first) 2009!

If you don't want to miss out on this one-time-only opportunity, PLEASE don't hesitate! Time is running out!

Consider these important details...door knob

  1. Bank financing is taking longer than in the past. You would be wise to not wait until the last minute, assuming your loan will close in 30 days. You have no guarantee of this, no matter what your mortgage broker or loan officer tells you.
  2. In relation to number 1, if your loan does not close in the designated time, it is most likely NOT the fault of your mortgage broker or loan officer! They do their best for you, but they cannot control the entire process.
  3. As your REALTOR®, I will make sure that every date on your contract is strictly adhered to.
  4. Your mortgage broker or loan officer will probably do the same.
  5. Even when the professionals who are in contact with you, and working for you, do everything as they should, there are still many steps along the way where delays can happen.
  6. YOU play a big part in the process. When starting the loan process, make sure you bring them every single document they request, as soon as possible!

So please, do not hesitate to contact your mortgage broker or loan officer, and your REALTOR®, to get started on your way to finding PRIDE OF HOME OWNERSHIP, and take advantage of this $8,000 tax credit while you can. I can't stress the importance of how urgent this is. Time is of the essence!

One last bit of advice: In order to ensure the smoothest transaction, with the least amount of delays...

  1. Try to find a home that's in good condition
  2. Present a "clean" contract, to the best of your abilities (Your REALTOR® and team of trusted real estate professionals can provide more information on this item.)
  3. At this point in time, my advice to you, to reduce the risk of bypassing the December 1st deadline due to many possible delays, is to try to avoid Short Sales or REO homes. (This is nothing against Short Sales or Foreclosures, but they usually involve more delays than a straight/clean contract and sale.)

bathroomAlthough there is a possibillity that a Short Sale or Foreclosure property can close by December 1st, there is a greater risk of delays involved in these types of properties. For the best results, do your best to find a house in good condition, and write a clean contract.

Gary- I'm pretty concerned that many people are going to want to take advantage of this, and not realize that it doesn't extend to the end of the year!
