The mortgage bank that I work for, Alpine Mortgage Planning, has issued a challenge to the Eugene/Springfield area to bring in a Million Dollars ($1,000,000) in First Time Home Buyer Tax Credits as part of the Stimulus package. You can check out the challenge here.

All of this means that the loan advisors teaming with their Realtor partners will be working to bring the dream of homeownership to at least 125 first time home buyers between now and November 30, 2009, the date the tax credit expires.

Check out the http://www.alpinemilliondollarstimuluschallenge.com/ website for information about upcoming seminars for new home buyers. Down Payment Assistance programs will also be addressed during the seminars, helping prospective home owners get the money together for the down payment.

Great promo, Fred.

Looks like the real deadline for the current version of the credit is to have your sale made by October 15 -- to allow enough time to close.

October 1st -- if you want to go through the inspection period negotiating from a position of strength -- i.e. with the ability to go after a different house if repairs on the first do not work out well.

Thanks Jim and you could be right about the Oct. 15 deadline, however, with in house processing, docs and funding, we are currently making the 30 day timeline. I don't want people to wait until the last minute though, they need to be working toward the goal.

I saw an email from N.A.R. this morning, encouraging agents to submit a video about why the first-time home buyer tax credit should be extended and possibly win $500. Not that I have the time to do that, but I'm hoping other agents do. N.A.R. is campaigning hard to get the credit extended.

Elizabeth - I think I am for extending the tax credit in its current form. I have looked at the bills in committee (a good place for a bill to die) and am not sure I like the ones being suggested there. I think we may need something to get investors back into the market, but not sure there either. I have always been a market forces guy, so maybe that would be the best solution to have no government solution.

What a great challenge, and I hope you see some rewards from it!

My current first time buyers don't quailfy due to income restrictions with the current plan. Rumors abound they are working on a $15K credit....hmmmm....(actually not rumors...heard it directly from Sen. Isakson here in GA)

Thom -That is definitely a problem with some areas. As for the Senator, there are bills in process, but I would be surprised to see them actually become law.
