Advertising Directly on the HUD website ?????

At first I was excited  a voice mail from a HUD agent wanting to send little o'le me a lead.  hmmmm.  further investigating I called a she wanted to give a leads for my area, IF I advertised directly on the website.   I told her to send me some info.  Cost is $250 a month for a direct link from HUD to me.  about 30- 40 leads a month.   

Has anyone else done this?  Was it worth it?  I'm looking to do something different but I can also burn 250 elsewhere ya know.

 Ever since that first phone call I now have 4 different salespeople calling me daily from HUD  ack!    It could be fun seeing who will give me the best deal.

OOOHHH be careful!  I have had so many companies call and try to sell me leads, its ridiculous!  They start by telling you that they are in need of an agent in your area.....as if they are a BUYER!  Once you get into the nitty gritty with them, after spending much too much time on the phone with these folks, only THEN, when you pull it out of them,  do you find out that they are actually trying to SELL YOU LEADS for "your area."  Be wary and remember..........on the other end of the phone with them you become a buyer of their leads........buyer BEWARE!

That's what I was thinking Tish  I'm just a little green when I comes to all that.  I just knew my new friends at Active Rain would help out.  I think I'm too small time for all that but on the other hand.... I want to rise above the small time stuff so .....

I would be skeptical... just another one of them companies trying to get your limited advertising dollars. If all these companies had as many real buyers as they lead you to believe there would be no lull in the market!

Angela,

Check them out versus the real HUD.

There is a company that sells buyer leads for HUD homes that is not affiliated with HUD in any way.

Unless something changed in the last couple of weeks, HUD does not sell leads or ads on it's website.

Angela You will get all the want to be investors that still think ythey can buy a house for $50,000.  The types of Buyers are a LOT harder to work with!  Save your money and buy yourself a Google adwords or other PPC campaign.  Offer something like a step by step guide on buying Foreclosures of a free report on The Secrets of Short Sales..something to capture their leads.

Vicki fortunatly/unfortunatly a 50,000 dollar house is a good deal around here.  And yes it does take alot more work.  But that's my market. 

I've passed on the HUD thing it is at www.USHud.com  I don't think they had much connection with HUD just another company grabbing at my dollars. 

The darn calls keep coming though.

Well 30 days have past and I just got another call.  This time I checked it out again and they have for Northern Genesee County Michigan   a lender from New Jersey servicing our local loans.  ugh!    I guess I would probably have a better chance at the local loans since I'm actually IN MICHIGAN. 

just humored by the whole thing.....

My only suggestion to anyone,

talk to someone who has tried it, or at least research it a little bit if you want. I come on AR and see negative comments from people who are posting their opinions having never researched nor tried it. Then I come into work and talk with clients all day who are closing a couple deals a month. It really baffles me sometimes, how people who haven't even looked into something can have their opinion considered credible. If someone doesn't want to look into it, they just say no and we will readily add them to a do not call list. Others try it and are very successful. Some try it, and are not very successful. My point, why not base your opinion on an informed source or personal research? Or go with the mob, do not ask questions, accept everything you read as a solid truth. It's just business and the fact of the matter is, the company has been running for 9 years and we always have somewhere between 4,000 and 5,000 agents and lenders signed on with us monthly. People close deals and thats why they remain online. I guess it boils down to who is a more credible source. Someone who works with us and has real world experience. Or someone who is just tired of cold calls and cranky with businesses that make cold calls. A well informed decision is the best kind.
