I found an easy to use way to..help people find out details on my NEW listings.

First I post a NEW Listing here in Active Rain
In the Heading of the Post I start with the Listing Street address i.e. 2385 Epworth Street in Oak Bay
Within a short time Google Gives me Top of the Page with the Street address.
Now Here is the Easy To Do Sign Topper to put on all your Listing..."GOOGLE THIS ADDRESS"
Now Start Posting your Listing in Active Rain and put up this Sign Topper on all your listings you post here in the Rain ...GOOD LUCK.

Fred, you just gave me an "ah ha" moment! I buy a property website with the address for listings but never thought about ever using the address on my tile of my AR blog - geeezzz! (can you seem me doing the slap to the head - oops I could have had a V8? - lol) - oh and love the rider idea. - going to order some right now!!

Not only good looking but smart too. I think you deserve a feature for this one. :)

Fred- We have been using the google this address for a few years now and it works! Of course, we should always use the address of the listing on our blog post along with keywords, such as in our case, Short sale-123 Main Street- Sunny Florida USA. The sellers get such a kick seeing their address 'up in lights'. I agree, this deserves to be featured. Katerina

Hi Dick and Dixie...Sellers tell their friends and co workers how to find their listings. What's neat is when people Google and Find the listings, they look at your Active Rain Post, which is something no one else has..unless they use Active Rain too.

This is a great strategy. I have done it before, but I haven't used a sign topper or a rider - thanks for this tip.

Thanks for sharing! I've been using the address in the title for some time and it always shows up at the top in google. Hadn't thought about adding the rider. Simple ideas are often the best! -- so why don't I come up with more??????

Open Houses of America has been offering this for years, but with a Direct Hit on the listing. Try one here, http://6447Cypress.info Produce a bumper sticker of the address and just put it right across your sign

I like the sign rider idea. I didn't use single address sign riders much as I had been concerned about the environmental impact of the plastic after the home sold, so this is a great solution. Thanks for sharing. Plus the rider is immediately available when you put the sign in the yard instead of waiting for a new address one to be printed.

Hi Marzena.....I change my sign toppers during the Listing, 1st New Listing, then Google this Address and when doing an Open House I put up Open House Sat /Sun 2-4 a week in advance then of course an Open House Sign Topper...Sign Toppers help a lot.

Hi Tonda and Steve...I write them down when I think of an idea..also include a description in the heading with your AR post with the street address, so Google also puts you under the description..IE 2 bed 2 bath Condo in (city name).

Hi Joetta.....First Post your listing(s) here in AR and include it in Localism...include the street address at the front and through the post, be descriptive to get added benefits with your post in Google..go check after you posted using your street address to see you post in Google..now you can put up your sign topper..

I usually put up a New Listing Sign Topper first...to allow time for my post to show up in Google, having said that my post with the street address usualy are in Google instantly

Thanks! That's a terrific idea. I'm curious - would there be an advantage to put the address on the sign or would it be too busy? Many of our streets in Fairfield County are not clearly marked.

Wow I deserve a whack to the head also. I've been doing it the hard way I always order the address.com for the sign, it takes a week to get it in. Then when it sales your out the cost of the header. Your way I'm ready to go day 1 and I can use it over and over! Thanks!

Great idea, Fred. Do people know not to put in street, ave. blvd.? That would be the one thing I would be concerned about. Maybe your site comes up first anyway, with or without ave. or street at the end?

I love this idea for Realtors but am trying to visualize how to make use of it as a Home Inspector. If i started a comment with each new listing in my service area a potential buyer might Google it would really clutter up AR. Suggestions?

Great idea, but what happens when "broker reciprosity" play into the scene ? In SC, your listing can show up with an agent other than the listing agent.

Want to compete with Fred? Don't have a listing? Try a blog post titled with a address range on the same street.

You'll be right behond the original site in SERP. Always good to have some more traffic eh? What you do with that traffic is another story.. :)

Hi Marshall...how about blogging about example home inspections, put the home address you did an inspection in your heading, then post a sign at the home(with the Owners Permission) although probably not a long display. Maybe create a bumper sticker with Goggle Marshall for home inspections or some thing like that..first you'll need to post your success stories here.

Try doing a contest here and ask the members for ideas.

I'm not sure how that would happen, they are going to Google to search a street address of your sign topper on your listing...I know with a Condo complex there could be other agents with listings there, but unlikely they put the street address in their marketing, for except open houses. I'm sure you'll be number 1 on the page.

Great post, Fred. I like the idea, but I already post my listings on AR using search keywords that potential buyers would be likely to use on a home search (i.e. "homes for sale in diamond hills maple valley"), and this produces pretty good buyer traffic. I suspect that I would have to create another blog post for the listing that uses the address in the blog title instead of the common search keywords. I don't like the idea of having two nearly identical blog posts for the same listing, but I'm not sure if there's a better way to accomplish the same thing.

Hi David..try adding the street address in your heading, I often do more than one AR post, especially if I'm doing and Open House, Price Change etc

Hi Paul...Try posting the street address in your Listings posts, you'll be in Google at the Top of the page for the street address...yes prospective Sellers like it, nobody else is doing this.

I love that you only have to buy one sign rider, and you have an effective rider immediately when you list the property instead of ordering off for one with www.123MainSt.com printed on it. Very nice. I also love the psychology behind it for your sellers. You are so confident that they will find all sorts of info on the listing that you put out there. Excellent!
