I had my first referral from Active Rain a couple of weeks ago. Scott Strang from New Hampshire had a childhood friend of his moving to Roanoke Virginia from Florida. To protect the innocent I will refer to Scott's friend and my new client as "J".
I met J about two weeks ago when he flew into Roanoke Virginia to interview for his new position. It just so happened that J was going to be working for one of my good friends and current real estate clients (he has a house listed in Botetourt VA). J only had a couple of hours to look at homes in Roanoke the day of his interview but we ran by and into a couple in the time we had allotted and he was off to Florida.
I set J up in an IDX portal for Roanoke Virginia where he was free to search the MLS and find what he was interested in, mark what he liked and disliked and then email me the list. When Scott and J flew into Roanoke Virginia at 1:30PM Thursday we had 26 houses in Roanoke and Botetourt to look at and we looked at all 22 by 7:00 PM Thursday.....we narrowed the 22 down to 4 and I called all 4 listing agents and told them that we would be looking at more houses Friday morning but that we would be making an offer on a house at 1:00 PM and we would have to have an answer by 2:00 as my client was going to be buying a home that day.
Friday morning J had expanded his Roanoke Home search and we had 14 houses to look at....keeping in mind the 1:00 PM deadline! We looked at 14 houses and were eating lunch at Awful Arthurs by 12:00! Yes, that is 36 houses in less than 24 hours....less than 12 viewing hours.
Well, we found 2 houses in Roanoke County Virginia that were nicer than any the day before so I called those two listing agents and gave them the same speech as the night before. At 1:00 PM I called the first agent (the preferred home) and made the offer......a rather low offer for the condition of the home and the location. This was a home that a local REALTOR, Richard Limroth of RE/MAX Valley had listed. Richard has a company that he owns that does rehabs or flips (and does a really good job). It took less than 1.5 minutes for Richard and I to work out all of the details, he was great to deal with!
My client and I went next door to my office (RE/MAX 1st REALTY in Roanoke VA) and wrote the offer, met with the loan officer (Joel Balsley with Atalntic Bay) and sent him on his way!
This was a great AR transaction! Meeting Scott Strange was a great experience......and Scott has been "Ratifying" contracts all across New England the last I heard!
