Full Price Offer?? Say what?

I got a call the other day. Turns out he was calling about a listing that I had over a year ago, but since lost. He had found it and me on Zillow (good to know their listings are up to date).

Anyway, he is prequalified, has a 10% downpayment, and knows exactly where he wants to live (wants to keep his son in the same elementary school).

Beautiful, said no problem we can see that house, then we went over some others in the same area that seemed to suit his needs.

Met him and his family today in the pouring rain. Saw four homes. After the fourth he says to me - I might be your easiest customer ever.

I asked him if he was ready to make an offer, he said yep - on the first house.

Works for me.

Took out my handy dandy offer sheet and started to write it up, Got to the space for offer amount and he said Asking Price....

After picking your jaw up off the floor what would you have done? Taken the full price offer? Talked him into going down just a little?

Keep in mind I am NOT a buyers agent - want to be but it has not caught on in my neck of the woods yet, but that is the topic for another blog.

After people low balling all the time, I just could not believe this, Do you EVER get full asking offers??

Donna, congrats on your contract.  Contrary to popular belief not all buyers are out there low balling.  Some appreciate that homes are priced right.

Nobody willingly paying full price around here...and had to laugh at the zillow comment SO TRUE!
