Killingly, Connecticut: Short Sale Road Block!
Oh how I can relate to the FRUSTRATION Short Sales can put us Realtors through!
For weeks I searched the Internet, made countless phone calls, sent a bunch of emails, set up appointments, drove around with my client and looked at sooo many homes until we found the perfect fit. As a Realtor I pride myself on being patient. I care about my clients needs and search as if the situation were my own. I put myself in their shoes so to speak and it's what I believe is one of my many abilities that sets me apart from the rest!
The perfect home turned out to be a short sale. My client and I were ready to dive in for the Long Hall! We both understood it would not be SHORT!
I wrote up the offer, obtained my clients signature, presented the offer to the listing agent and waited. We were happy when the seller accepted the offer as it was written. It was quite fair for all involved so when the "yes, we accept" came rather quickly from the seller we weren't surprised.
THE ROAD BLOCK!
No, it wasn't the buyer, the seller nor the bank!
The contract stated the Home Inspection was to be completed after the seller's Lender had accepted the offer. Although the seller accepted the contract as written, the sellers Attorney had her own set of laws! The offer would NOT be presented to the bank until the Home Inspection was completed and the buyer was satisfied with moving forward. Evidently this Attorney feels her time is more valuable than the rest of us involved and refused to do her job of obtaining the banks decision! I tried to convince the listing agent and her Broker that their seller needed to persuade their Attorney to do her job or get rid of her and hire a new Attorney but the seller for what ever reason would not. (I can only assume this Attorney is a family member or perhaps a friend... that is offering her services at a drastically reduced rate or possibly pro-bono) What other reason would a seller have for not finding a way to have an offer they want to accept not be presented to the bank?
We all know Short Sale Sellers are distressed and are trying to do what they can to get out of a bad situation. As professionals I feel it's our job to do everything we can to assist all parties involved in this tough Real Estate Market to come out of it with as much dignity as one could hope for. Unfortunately there are people like this Attorney that just don't care about the clients needs and are obviously more concerned with their own! Don't get me wrong here, I know they work hard too but don't we all? Don't we deserve the process to flow rather than have Road Blocks before we even get into the street!
I will continue my job for my client!

Because I care and I would want someone to help me if the shoe were on the other foot! I will not take it out on my client or anyone else! I will not make the Short Sale Process any longer than it has to be. I will give it my all and in the end I will have served my client well and earned my referrals! The Attorney in this situation has earned herself a reputation with all involved in this one transaction that I for one would not want! She will never be referred by me, my client, the listing agent nor I'm sure many others she has offended because She Won't Do Her Job!
