AR is a great place for information, networking and lightening strikes!
Yesterday afternoon, I was out driving for some errands and saw an interesting old building for sale, complete with an on-going business. I called the agent, got some general information and filed that away under "nice to know". Then last night, I saw a post regarding special financing for ongoing businesses in rural areas and keeping them open. I filed it away under "nice to know". No synaptic activity in the ol' noggin connecting the two.
Then today, like a bolt out of the blue, it hit me! These were made for each other.
So, I'm now looking for disillusioned commercial investor types who are looking for deals with good financing. The entire deal could be done for under $500K. I'm checking with the agent in the morning regarding the business information and a review of the books. The building is a complete rehab job, but it does generate tourist traffic because of what it is and where it's located.
