Let us pretend that we are all realtors - Oh, wait.. sorry wrong blog.. let me start over.

We ARE REATORS - and pricing is the core of our ability to sell a home.  correct?  When you do a CMA - you are comparing homes that have SOLD.  You are looking at School districts, lot size, zoning perhaps, the number of bedrooms, bathrooms - if the home has been renovated or not and you compare.  This is what I call an educated guess.  Because we can't really KNOW what the home will sell for - we have an idea - but the answer comes when we close on the home.  Am I right?  I am right - I know it.

I am very very good at pricing homes.  This is my forte'.  I may suck at some other things - but give me a home to price and about 45 minutes and I have the price.  When I do a CMA - I range the price.   This is for the seller's benefit.  Not mine, not the buyers JUST for the sellers.  I explain to the sellers that this is what I THINK the home will sell for. 

Now let's pretend that we are buyers - I want to show you some photos - and I want to know what YOU would offer to buy either home.  I know each area is different - but I just want to know what you would be willing to pay. 

   This Beautiful Brick Attached Tudor in Flushing North features 3 BR, 1 Full Bath, Lr with Fireplace, Formal Dining Room, EIK, Hardwood Floors Throughout, and a Full Finished Basement with Laundry Room. Home also boasts a 1 car detached garage and pty driveway.  Built in 1935.  The price tag on this home is $600,000-620,000.  Make an offer.

 This Triple Mint Two Family Detached Brick Colonial in Whitestone is a true must see with everything new inside! Built in 2002, this Immaculate Home features a 3 bedroom, 2 full bath apartment with LR/DR, and huge EIK on the first floor and a 2 BR 1 bath apartment with LR, DR, and EIK on the second floor. Home also boasts all new oak floors thru out, new windows, stainless steel appliances, Central Air and Central Heat, huge full finished basement with full bath and separate entrance, attached 2 car garage and 2 car driveway all sitting on a 76x80 lot! - If I had a price tag of 1,350,000-1,375,000 WHICH price would you offer to pay?

Christine, We can't really tell you what we would give you for these homes, at least I can't because I would have to walk throught the house to see if they had any upgrades and I would also have to see some comparables

Thanks Tyler, that was my thought. We don't have all of the additional criteria. Looking inside the homes can make it or break it for buyers in this type of a market where there is much to choose from.

Great blog.  Most realtors are weak and can't speak their mind and control the sellers wishes.  The only problem I had recently was with a realtor in Stamford, CT who priced this condo based on other 2 bedroom condos but this unit that she had listed was a 1 bedroom and it caused a bit of problems.  This problem could have been ignored if she had done her homework or actually did her job right.  Not only was I upset because I always want everything to go smoothly, but both attorneys, both buyers/sellers, other agent, etc.  It effects everybody so its a team effort and a realtors part is very important as well.
