We ARE REATORS - and pricing is the core of our ability to sell a home. correct? When you do a CMA - you are comparing homes that have SOLD. You are looking at School districts, lot size, zoning perhaps, the number of bedrooms, bathrooms - if the home has been renovated or not and you compare. This is what I call an educated guess. Because we can't really KNOW what the home will sell for - we have an idea - but the answer comes when we close on the home. Am I right? I am right - I know it.
I am very very good at pricing homes. This is my forte'. I may suck at some other things - but give me a home to price and about 45 minutes and I have the price. When I do a CMA - I range the price. This is for the seller's benefit. Not mine, not the buyers JUST for the sellers. I explain to the sellers that this is what I THINK the home will sell for.
