Don't Over-Price your home

By
Real Estate Agent with First Weber Hedeman Group

The question is how much money have those long days on market listings cost the sellers? The financial loss often exceeds the extra mortgage payments paid and goes beyond the uncompensated hassle factor of trying to keep a home spotless during showings. Not to mention the taxes, utilities, and the delay of moving on with your life. It affects the value that a buyer ultimately chooses to pay because it's not a fresh listing anymore. It's now stale, dated, a market-worn home that was overpriced for too long. Don't let it happen, price your home at the market value.

I think you will be surprised how affordable the Dairyland is,

so come to my land of cows and plows and visit for a day, but stay for a lifetime

Much better.  Fresh listings definitely generate better results.

#1 & #2 questions Buyers ask me about a listing:

#1 How old is the Roof?

#2 how long has it been on the Market?

Another point to remember, if they are to high, buyers who can actually afford their home won't see it in the mls search results. Buyers who do see it will be comparing it to homes actually worth the higher price so it won't sell.
