We have all been there........

I meet a prospective client at a new construction home, super nice couple who loved the model so I arranged a meeting with the builder. The price was higher than they wanted to go so needed to discuss it and get back to me. 

I arranged a time to view their home and provide a market price. They met with another Realtor but decided to use me to sell their home.  After a few phone calls I set up an appointment to view another new construction home with what I believed to be my clients.  During the showing, Ms. Seller received 3 calls from other Realtor's.  She had been viewing homes on line and calling the listing agents direct.

What I thought was my client was turning out to be a uncommitted client.

How was I going to get them to use me for both buying and selling ?  I was afraid I would get a call from this couple telling me they were ready for me to list their home because they had purchased a new home...ouch !   Our relationship just didn't seem to be enough to get them to commit to me 100%.

I told them I would provide a 1% comission adjustment on the price of their home if they bought and sold with me as a thank you.  Yes, they stayed true and purchased with me.  I gave a little to make more.  They are very thankful, I am happy and we now have a growing friendship which also means referrals !

Am looking forward to the wine and cheese party the seller's have invited me to !

Great story Billie - I like how you hung in, analyzed what was going on and made soft but quick adjustments. I will remember your appoach and try to use it in the future.

While I agree that it is nice to be able to "control" both sides of the deal, this can also be something that will sting you in the end.  For instance, what happens when the folks loose out on a purchase opportunity because you can't sell their home fast enough?  What if they want you to show them homes in an area that you are not familiar with?  Clients are friends only as long as you are doing them a favor.  Once they think you are not working hard enough, or fast enough, then they scream and yell!

I never put compensation on the table.  Realtor services should not be discounted just to retain a client.  You need to be paid for your services.  I assume that you have them under a buyer's agency agreement with a specified level of compensation, so why would you need to discount the price of your listing services?  Do doctors do this?  Does your electrician?  Didn't think so.

Hi Martin,

What you are saying holds true regardless of the situation.  This was a simple move in the same area...remember Omaha is not that big and can get to any area within 20 minutes so we don't have a real problem of not knowing an area per say. I sold their home in a week. We have a strong market here and are isolated from what is going on in other regions.  I am ranked in the top 3% of all area realtors and begain in 2003 so don't worry about them not thinking I work had enough. It took long hours 7 days a week to get where I am at and continue working that hard every day.

What discount .....I made more money ?
