Multiple Offers = Cold Feet

I have a lovely listing in LaVergne, TN.  It's a 3 bedroom, 2 bath home, 1211 square feet, one-car garage, and it back to Corps of Engineers property (no homes will be built behind it).  It's listed (I hope you're sitting if you're from expensive markets) for $115,000.  Even for this area right outside of Nashville, it's a great price.

So yesterday I heard I'd be getting offers from at least three buyers (from their agents).  I notified each agent that there would be multiple offers, with one already on the table (and I called that agent too).  Then... NOTHING.  No faxes.  No phone calls.  No returned calls.  Nothing.

I've worked with buyers who've previously fallen in love with homes, but when push comes to shove, they don't want to compete for a home.  I know there's a real concern that they don't want to jack the price up higher than they think it's worth, but the home APPRAISED AT $127,000.  That's already $12,000 in equity built right in!

The bottom line is that the original offer on the table will be the one to get the home.  And it wouldn't have taken much for another buyer to get it... just a willingness to follow through and act on their dreams.  I'm really at a loss, but I guess that's because when anything whiffs of competition, then I'm always determined to win.  I don't know if that's a sign of strength or a flaw in my character!  Heh.

it is really the market that gives people the perception that "You would be a fool to compete for a home in a buyer's market". People think.. if I can't get this home, let's move on to another.. There are plenty of for sale signs..

That happens if they think the listing agent is playing them. Especially with first time entry level buyers... no need to wonder why they don't trust agents...

Kathy, this is a lesson for the buyers to learn from.  If they really wanted a home, they would make the offer on one.  If not this one, then keep moving on to the next one until they find what they want. Usually, it takes a couple of losses before the buyers get motivated.  This one sounds like a great deal, too bad they can't see it!

Kathy, I found in more than one case that when I was told that there were multiple offers, and I passed the information on to my buyers, they thought I was playing them.  Due to the negative reactions I got when this happened, I grew to dislike multiple offer situations.

Buyers agents may lose the trust of their buyers when this happens.  They may also lose the buyers themselves.  Having said that, there's still no excuse for a BA promising a listing agent an offer, and then not at least calling to say that the buyers changed their mind.

Dan: I know what you mean. I've thought before that the agents have just said that to me. My clients have made offers (those that don't get cold feet) and I encourage them to not get too excited -- to just write what they want to offer and not try to play games.  In any case, as of yesterday I had three agents saying they were sending offers and only one did.  Lucky her! 

Christine & David: Sigh. Market prices have started to stumble a little here and it's true that another house will come along. Ay yi yi.

Brian: It really is a shame when agents use the multiple offers ploy. Gives us all a bad name.

This is why it is important to get the sellers permission before you notify the other parties about multiple offers.

I agree with Greg.  I wouldn't have called any agents to inform them of multiple offers unless I got permission from my sellers and had the other offers on the table in writing.
