One Picture for a Listing!?!

As not only a Buyer's specialist but a buyer three times over, I have never been able to understand why listing agents would ever put just one picture of a house on a listing?  I understand that it's been in recent years that we have the ease and convenience of modern technology, but in regards to anytime in the recent future, I have to admit I really don't understand. 

I know a lot of agents would argue that the inside of house may be in such bad shape that posting pictures wouldn't be flattering for the listing.  Seriously, let us know how bad it is BEFORE HAND, don't let us get the bad surprise when we get there!  This would be especially bad if we didn't have the opportunity to preview the house before showing it to our buyers. 

If you want to have the best exposure to your listings, please take my advice.  Post more pictures!  You will be doing youself, your buyers, AND other agents a big disservice if you don't...

That is one of my pet peeves about listing agents as well.  There is no excuse not to take pictures of the surrounding areas or places of interest if the house is a real dog.  It is time to get creative!

That is so true. Customers skip right past the listings without pictures, and I have to admit that even as a realtor, I am prone to doing that as well. There are so many properties to choose from that most buyers don't want to waste their time with homes that have no photos.

We have an agent in our area that always has lots of listings.........with only one picture.  Quantity rather than quality.  Drives me crazy.

My personal opinion...LAZY agents who don't care!!!  It frustrating for buyers and agents alike.  I think that any agent that only puts one photo is completely ripping off their client!

L-A-Z-Y.  I am amazed how often this occurs.  I would suggest to those agents who practice one picture listings, do not put any picture at all.  Because one picture means you were at the computer and made a decision that your client's property only needed one picture.  If you put no pictures there is always a chance that other agents/buyers could believe something did not load right, you had an emergency, or you just forgot.  Another point: when agents do this and that listing goes automatically to all my MLS contacts I get emails from my clients wanting to know why I did not include pictures.  It reflects poorly on all agents.  Don't upload the listing until all your photos are ready.

One picture is bad enough but when I see a new high priced listng enter the MLS without a single picture at a time when it will be getting the most exposure to other agents is beyond me.

My pet peeve is with agents who only put exterior shots of the home on-line.  That has to leave you wondering what's wrong with the inside.  Also, it is not good when the photos are of poor quality.

I agree.  If there are no pictures, the expectation of how bad it is is always worse than the reality.

I really get angry when I try to look at pics online and there aren't any! I think it should be mandatory that there be at least 5 pictures of every listing. Like someone else said, even if the house is in rough condition, at least we could see the layout of the house. I have buyers that won't even let me schedule showings of homes that don't have any pictures posted. They have certain criteria that a home must meet and if there aren't any pictures, they don't want to go take a look. I think the listing agent has dropped the ball. If you don't want to promote a listing, don't take it in the first place!

Great post Liz. I wish more Jacksonville agents used Active Rain. A lot of them could sure use the help!!!
