Helpful SureClose Hint for Today (Creative uses for the Terms Section)

There are always a few bits of information that we need to access quickly as we process our files and field questions from callers.  We have discovered that the terms section of our files in SureClose is a great place to store this information for fast, efficient access.  Here are a few things that we store on this page as a general term:

1) Property access - If the property is tenant occupied, this is a great place to put the tenants names and phone number.  If there is a lock box at the property you can note it here.  This also works well if it is a combo lock box, you can add the combination here.

2) Closing Date - We always email the terms page to the escrow officer as loan documents are on their way so that she can easily draw her estimated closing statement.  We try to include all information on this page so that it is a convenient screen shot for her.  The closing date is on the Summary page of the file, but that doesn't show up on the other screens.  So, adding the closing date as a general term on the Terms page can be a nice touch for the escrow officer.

3) Possession Terms - This is also a big help to the escrow officer.  If possession is at close of escrow, great.  If there is a rent back, be sure to include the terms of the daily rent, the dates for the rent back, and any security deposit.

4) Contractual Repairs - This is a great way to know quickly if you should be watching for a section I termite clearance, etc.  It is also a great way to know immediately if the contract calls for an AS IS transaction.

5) Escrow Number - Just like the closing date mentioned above, if you are sending this to the escrow officer, it is a nice to touch to include the escrow number since this normally only shows on the Summary page.

This is what the general terms section of the Terms page on your file would look like.  Then you can add all monetary terms on the right hand side of the page, as usual.
