Planning on buying a home in 2010? Our advice, don't wait to get started.
You've most likely have heard by now, the home buyer tax credit was extended thru next year. To qualify for the credit of up to $8,000, Buyers have to sign a purchase agreement by April 30, 2010 and close by June 30th, 2010.
Buying a home is a process. Once you find the house you want to purchase it may take up to 120 days for the Seller's lender to approve the sale, if the home you're buying is a Short Sale. Once the Seller's lender approves the sale, you will need an additional 30-45 days for your lender to process the loan and close escrow. Buying a Short Sale property may take 4-6 months not including the time it will take to find your new home. So in order to close by June 30th, you should consider starting the process now.
If you want to take advantage of the $8,000 tax credit don't wait. Don't risk losing out on this tax credit as there's no guarantee it will be extended again and it most likely won't happen. Let us know when you want to start the process.
