Pricing your home - Staging to Sell

 

Hi, My name is Susan Dennis, I'm a Realtor® at Keller Williams® Realty of St Augustine, in St Augustine, FL. I am on a team of 7 agents, and we have a total of 32 listings (Residential, Land, and Commercial). With the market change you have to include staging as a very important part of your market plan, the days of putting up a sign and selling a house is gone!

 

So lets talk about the different components of staging, I believe it starts with pricing, after all, how will you get buyers to view your home if it isn't priced right? All the calculated staging, curb appeal etc... will not do you a bit of good if your price doesn't compete. As a Seller you have to be realistic, don't be naïve in thinking your home is "special" and that alone will sell it. For instance, there are 750+ 3-bedroom/2 bath residential homes in St Johns MLS. But don't get discouraged; with the right educated and informed agent you can sell your house! But again, be realistic, do your homework before you choose the agent to help you; this is your best defense in picking an agent that really knows the information that is important to selling your house. It is really easy to see what is priced in your neighborhood and similar neighborhoods, the inventory is huge, and so what can you do to price your home competitively? If you want to sell fast, price the lowest. If you can't beat the lowest, what does yours have that the lowest doesn't? Maybe you can offer incentives? There are so many factors that go into this equation, but it is defiantly the First part of Staging your home, so make it an important one.
