I think I must have shown at least 20 homes over this past week.  What can I do to CLOSE a deal?  Is there a better way to ask for the sale?  I would welcome anyones input.  Unsure if it is simply the market or my approach.  Of course, my approach is not the same with each client, however, I do always ask for the sale.  Oh, I do have my first closing, on my first sale at the end of this month.  I am looking forward to that and hope for many more to come.

Do you ever use any soft selling techiniques?  Can you see yourself making breakfast in this kitchen?  Which bedroom would be Sara's and which one would be Tims? 

Attaching emotion should help as buying a home is an emotional purchase.  An experienced Realtor would know better than me though, check in the Realtors group with this post.
