Salt Lake Real Estate re: Home Sales in West Valley City Utah:

Any report about Salt Lake Real Estate must include Home Sales in West Valley City Utah.

At least they should !

Month in and month out, West Valley City accounts for anywhere between 8% and 12% of the Homes and Condos sold in the Salt Lake City Market.

This past month, there were 780 homes & condos sold in Salt Lake County; 67 of those were Listings in West Valley City. That means that of all the Homes & Condominiums sold in Salt Lake County during December 09,  8.5% were sold in West Valley City.

This report on Decembers Real Estate Sales on West Valley is a random of selected information that I found interesting and thought you might find helpful if you are considering where in SLC you want to search for your next home.

These are sales figures of homes listed on the Wasatch Front Regional MLS.

The information does not include New Construction in Salt Lake (New Homes) sales around the Valley as many of the New Home Builders sell from model homes, and do not list houses they have for sale.

Likewise, homes that are FSBO (for sale by owner) may not show up in these numbers.

Here are some things I found Interesting about December Home Sales in W. Valley.

  • Sale of Homes & Condos in West Valley City were 67. That was 8 homes more than sold during the same time last year, but 14 less than sold the previous month. W.V.City was 3rd only to West Jordan's 88 home sales and homes & Condos sold in downtown Salt Lake as a total of S. L County Sales.
  • Total value of Homes sold was $11,749,459. This represents a very slight increase from both last year and last month.
  • Listed price of the W. Valley Homes sold was $175,365. This was about $4,000 more than last month but almost 5% less than a year ago. Represents about $20,000 dollars per house or condominium.
  • Average discount from the listed home/condominium price was 11%. That  difference between listed price and the price the homes sold for was greater than either last year or last month.
  • The average sq ft of homes sold in West Valley was 2181 sq ft.  Although this is the largest number of the year it is very insignificant and represents a small increase in the size of homes for sale and homes sold in 2009.
  • Average cost per square foot was $80.41. This represents the lowest cost per sq. ft. of the entire year, and about 10% below the cost of 12 months ago. Compare that to the $100.87 that homes for sale in Sandy City Utah demand.
  • Average days West Valley Homes were for Sale before they Sold was 143. This is a huge and very significant number. Previously owned homes took more than 40 days to sell in December than November, and the increase from one year ago was over 44%. Days on market are very similar to the time it takes a home to sell in South Jordan Utah.
