Isn't it amazing that in the negotiation process one party decides to take on the posture of being in battle? During these days, when a buyer comes along to make an offer, they are your friend. "But they are making such a low offer on my home!", you may say.

First, as difficult as it may seem. This property you are offering will one day not be your "home". Do all you can to make it as if it will be the buyer's "home".

Second, start with a good introduction. Your negotiations whether as a buyer or seller may come down to how the other party is percieved or even treated. Keep the emotions out whenever possible.

Third, these people are your friends. They are solving a problem for you or making life easy to go to the next step. Do all you can to be accomodating.

Everything these days is coming up "green". Remember, these buyers have the "green" you need. Be kind and maybe some of that green will be transferring to your bank account.

I'm just saying; let's keep it real. We are not battling, we are negotiating for something that will bring value to you and/or your family.

I have been pondering this for years. Thank you for the post. Everyone is on the same side and working toward the same goal. Selling the home! When all of the involved parties realize that simple fact, The transaction goes much smoother.

People in business take low offers in stride, chuckle and reject them or counter them. Folks that are sensitive, attached to the property and take a lower offer personal, well, that is a different story. Hurt feelings, buyer agents telling selling agents what a favor their client, their "people" (talk like lawyers huh?) are doing the seller a big favor because of these 98 things wrong with the place and how poorly they maintained it. That is why the buyer and seller draw guns sometimes if the agents don't keep it professional. Breeding ground for he said, she said and misunderstandings and why there needs to be a realtor involved to orchestrate the sale. FSBO's don't have that and many end up in court and Judge Judy.

Good response. The agents set the tone and can make it all happen. Yes we have a duty to point out what needs to be done here and there, but we will get to a smooth closing if we can get along.
