So, I'm just trying to get some responses from what different professionals think about this.
For those of you not in the St. Louis area, St. Louis County consists of 91 municipalities, all with their own rules regarding real estate. There is also a large chunk of the county that is unincorporated. As of July 1, all unincorporated areas require an occupancy permit for change of occupancy. It is a little early to tell how all this will shake out, but I have heard a few rumblings.
Here is the checklist to prepare your home for the inspection. If you look at that, you will notice they want things like all pictures off the wall and furniture in the middle of every room. As a home inspector, this can make my job more difficult, but as a homeowner selling a house, this seems ridiculous.
Here is a link of what the inspectors are looking for. I think they are trying to start this program as strict as possible, so they have some room to give away later on down the line when they start receiving complaints about the inspection or a delay in getting an inspectin scheduled.
I do not think this is going to interfere with my business, but there is always a chance someone will take that report and think those inspectors look at the house the same way I do.
Do any of you have occupancy permits in your areas? If so, what has been your experience with them? How, as an inspector, can I use this to my advantage?
