So you want to sell your home fast & for top dollars? Sure who doesn't!!!

You hire a Realtor who comes and visit your home, does his/her best job to put together the strength about the home when marketing your home. But wonder what more you can do to add to reach your ultimate goal to secure top dollar and a quick sale. 

We all know, "You know your home best!"  My homework for you Mr. & Mrs. Seller is “What are the Top 5 things you like about this home?" I am not talking about new updates in the home , I am asking why you fell in love with this home. You will be surprised how many times after 1 or 2 points they either struggle or you get another perspective about the home!!! So don't rush to answer take a step back and think what made you sign on the dotted line when purchasing this home.

Since I work with lot of families in Virginia where the seller is upgrading or downsizing i.e. buying a larger home or downsizing, answering the above questions will not only help them to sell their current home but it also helps then when house hunting for their next home. What makes a house a home for you.

To do a test run how effective this is I encourage you to write why you bought the home you are living in? 

For Sale by Owner folks this will help you to market your home to the potential buyer apart from just talking about all the fancy updates you have done in the home!

So next time you are listing a property add this extra touch in your marketing package!

Great post. I bought my home because it is on a lovely peaceful lake. It has 2.4 acres with 242 feet of water frontage (rare for this area), room enough for the dogs to run without bothering the neighbors, has a huge garage and plenty of parking for company. The home needed cosmetic updates however I am in the process of doing those now. Which I enjoy. I plan on using that question with my next sellers. Thanks for sharing.

I also like to add the question, what do most not like about the home? Most every buyer will have an objection and this helps prepare them for possible objections.

This is great advice and most people rethink what is so great about their home. They forget about the upgrades, the landscaped yard, they remember what it really was about this home and begin to market that instead of the granite counter tops.
