Well Jacksonville Florida future homebuyers, all good things must and do come to an end. It seems that while we still have Florida Bond (Bond Money) and the Head Start to Homeownership programs available for down payment and closing cost assistance available we are losing a valuable option.
For the past year or so the Jacksonville Florida (Duval County) area has been declared a GO Zone due to the disaster area exemption. This exemption allowed higher program limits and an exemption to the first time homebuyer requirement in those counties that were deemed Presidentially Declared Disaster Areas.
Effective immediately on all applications taken after today, buyers must again qualify as first-time buyers (where applicable) and meet the revised program limits. Limits are again categorized by Non-Targeted and Targeted Areas in areas that were previously exempt under the Act.
So while it is true that Jacksonville FL buyers NOT deemed first time home buyers (have not owned property within the past 3 years) can't take advantage of bond money in non targeted areas, they are still eligible for targeted neighborhoods.
Nothing changes for Jacksonville FL and Clay county buyers. You may still take advantage of the wonderful Florida Bond program with the low fixed rate of 5.25%. The Head Start to Home Ownership (H2H) program is also still available with limited slots.
Feel free to contact me if I you would like more information on this and other down payment and closing cost assistance programs in Jacksonville FL.
