I’ve had good success recently getting in touch with homeowners who expired or withdrew 6-12 months ago. A lot of these people still want to sell, but haven’t put the home back on the market for a variety of reasons. They usually haven’t been contacted by any other agents in a long time either. If you’re looking to get a fast start on the year, pull up the expireds and withdrawns from the last 12 months.

Here is how to convert the largest number of those to a listing and then a commission check. ???????? Step #1: Mail all of those sellers your expired letter.

Step #2: 4-5 days after you mailed them, get on the phone and call those sellers. Follow the phone script to set the appointment.

Step #3: Mail a second letter to all those expireds.

Step #4: 4-5 days later, call them up and ask for an appointment.

Step #5: Do a teleseminar with the sellers. You can mail them a letter or postcard to sign them up for the teleseminar. You could title the teleseminar “How Any Seller That Has Been Listed with an Agent for 6 Months and Didn’t Sell can Get Their Home Sold in Today’s Market.” I am planning on doing either a teleseminar or actual real, live seminar in my market in the next month or so. I’ll let you know how it goes.

One of the keys with expireds & withdrawns is to just keep on trying to get in touch with them. You never know whether or not they still want to sell. But, a lot of them do, and that is why they are worth contacting.
