What are some of the best ways to determine if you are priced right in today's real estate market?
#1. I make it a standard rule that if your property has been on the market for 30 days with no solid offers, then it's time to consider a price change. Also, if you have had 10 or more showings with no offers, then a price change is needed.
#2. The three most important things in real estate used to be location, location, location.... That rule has changed... Now, the three most important things in real estate are price, price, price.
#3. Sellers, take a look at your property listing and search other homes online in your area and price range. Then ask yourself this: "Would I pay this price for my property or do you believe that you have found better values online with other houses? "Be honest and objective with yourself...."
#4. No amount of great marketing can sell an over priced house. Updates and condition are also key factors as well.... Does your listing have the "IT" factor? Does your property offer the types of modern amenities that todays demanding buyer is looking for....?
#5. What have other homes in the neighborhood and Township sold for in recent months? What types of updates did they have or not have? Was their floor plan open or closed off? Were there newer amenities or older, dated ones?
