It's time to take a look at what happened in the housing market this past week in the eastern suburbs of Rochester, NY, including Brighton, Pittsford, East Irondequoit, Webster, Penfield, and Perinton/Fairport.
It was a busier week, with 14 listings going under contract. One listing in Irondequoit received a contingent offer and is still being shown, while the other 13 went pending.
The days on the market for these properties show large variations. A short sale in Pittsford was on the market for 444 days, whereas a nicely updated split level with a great deck in Webster received an offer in only 5 days. Although we don't yet know what these homes sold for, 10 out of the 14 were listed under $200,000. This goes along with what I've been finding; that the under $200,000 market is most active right now.
When it comes to closings, there were 8 this past week. They range from a 1,292 square foot ranch in Irondequoit that sold for $93,000 to a 2,894 square foot ranch on 1.9 acres in Pittsford that sold for $299,000.
As you can see on the chart, the list to sale price ratio was quite high for most of the properties. Also, the days on the market were low, with 5 out of the 8 properties having been on the market for less than a month.
