ELEVATION CERTIFICATES

If you have experienced a delay or near delay of closing because the lender or insurance company is requiring an Elevation Certificate, you know what one is. Usually this happens because it has been determined that the property is in a Flood Zone and will require Flood Insurance.

Flood Zone X requires no flood insurance. You may elect to have that coverage if you like and it is less expensive than if you have to have it.

Flood Zone A, and Flood Zone AE require flood insurance and an Elevation Certificate will verify that this is true for your property. This will allow the insurance company the information they need to give an accurate quotation of insurance premiums.

How Does a Surveyor Create An Elevation Certificate?

The Surveyor measures the elevations of the lot and also the floor of the property. They also take photographs of the exterior for their report.  This can be done at the same time the regular survey is performed. There is an extra charge for an Elevation Certificate, as there is more work involved.

Do Fleming Island FL homes require Elevation Certificates?

Homes in the planned communities of Eagle Harbor and Fleming Island Plantation have more than likely been built up above the Flood Zones A and AE. Even our home, which is less than a block from Doctor's Lake, doesn't require flood insurance. There are many waterfront homes whose structures are above the flood zone requirements for homeowner's insurance. This is sometimes a welcome surprise to people moving to Florida from other states.

There are communities where the land is lower and flood insurance may be required. Sometimes the flood zone is in part of the yard and not up to the residence itself.

Is it possible to remove my home from a flood zone?

There is a process to remove a home from a flood zone if the owner believes it has been mislabeled. The process is through FEMA and there are no guarantees that the property will be re-assigned. Check the FEMA web site Flood Maps

Always a good idea to check the flood zone early in the process.  I did one last year and the listing agent didn't have a clue about the elevation certificate or flood insurance rates.
