A Tale of Two New Mexico Home Buyers

Over the last three days I had two interactions with buyer clients that couldn't have been much different from each other.

Buyer number one contacted me on Thursday about Corrales NM Horse Property. They said there were three or four homes they were interested in seeing. I happily emailed them back right away and asked them when Old San Ysidro Church Corrales NMthey wanted to see them. It was about 11am at that time. They said "5 O'clock today." When I told them I was busy but could we do it tomorrow they said "no thanks, we'll find someone else."

Buyer number two contacted me on Friday about Tijeras NM Homes for Sale.

When I talked to him, I suggested he should come to my office where we could sit down and talk about the home buying process, talk about what he's looking for and maybe even look at homes for sale on the MLS together. We made the appointment, he showed up on time and I spent an hour and a half getting to know him and getting know all about his real estate needs.

Which one of these clients is going to get better service? Buyer number one who has ants-in-his-pants and won't take the time to take the steps he should in finding a home and who wants to skip over what he thought was the "unnecessary stuff?" Or buyer number two who took the time to let me get to know him and his needs?

Well, that's an easy question. Buyer number two of course!

You see, any trained monkey can open up houses for buyer number one. Being a good Realtor is about so much more. It's about getting to know your clients needs and wishes so you can help them make a wise decision. It's about developing a relationship so when you encounter decisions about inspections, repairs, appraisal issues etc, that you can give really good advice to your clients. It's about navigating through all the steps that it takes to get a house from contract to close.

What do you think? Does buyer number one just not get that, or was his other Realtor busy that day too?

Buyer 1 is a type A personality wheras buyer 2 was more the relationship style of person. So you will build relationship with buyer 2 but if you had facts for buyer 1 you may still get an opportunity to work with them. Do you want to tho because you will be thier servant instead of thier advisor.

Part of your job to be as efficient as possible is to screen clients.  The process will result in better use of your time and will, of course, elimnate those that do not go with your flow.  Yes, buyer 1 would be better off, but you are better off eliminating them from your day.

What I think is, buyer no. 1 is someone you would not wanted to have worked with anyway.  So you are lucky he walked.

Hi Rich, Buyer #1 already "knows it all" and doesn't deserve to have your level of service.  They want, what they want, when they want it, and a trained monkey is what they may get.  But I guess even a monkey may get a deal once in a while.

I so appreciate working for clients that know enough to know they don't know it all. LOL  They generally are receptive to receiving the "added value" of the service you describe.

We have all experienced Buyer #1 at one time or another. It is important to recognize that the likes of Buyer #1 is there only to waste your time.  85% of those who contact us, are not serious.  The other 15% is there for us to provide our service.  Yes, only 15% is worth spending time and effort with. Our biggest challenge is to identify and eliminate the appropriate ones.

Hi Rich, I appreciate the comparison.  When I first started in this business I met many Buyer #1 types, Not one of them ever bought anything. I'm not sure if they ever intended on buying anything.  You are absolutely right in your approach with Buyer #2, and he is lucky to have you represent him.
