Why is good to have a Realtor when you are buying a New Home ?
* Big Company builders have their own home sales representative and remember one thing that home sale representatives are looking the best interest of their builder company, NOT YOURS.
*If you don't do your research (homework) before you go to a Builder, They will eat you fresh, you are not prepared, you need weapons to NEGOTIATE your home. That's something that a well professional Realtor can do for you, remember a Professional realtor knows very well the area and the market.
* Realtors are welcomed by Builders in this State of Colorado, buyers have the belief that if they do not use a realtor, they will save builder's PROFIT and buyers will get a better deal "WRONG", Realtors are to see their client's best interests. Remember not using a Realtor you have a few, less or NO "weapons" at all.
* A Realtor will give you professional advises / opinions in the hunt and negotiation of your new home.
* A Realtor will not charge his/her commission from the buyer's pocket "yours".
* A Realtor will make sure that all the real estate transaction from beginning through the end of the transaction will remain smoothly.
* A Realtor it is not sentimental attached to builder's homes, a huge error it is to be sentimental attached with a home, when a buyer goes alone, sale representative can eat buyers , the work of a realtor is to give you the best advise, whether it is a good choice that decision or not, bottom line, you take the final decision, not your realtor.
* A Realtor can advise you if the financing that home builder are offering you whether is a good deal or you should use alternative financing options.
* A Realtor will advise you (buyer) to use a Home Inspector, even when it is a new home built, it does not mean that you can't find problems.

yes now they add it to their cost / expenses our Co OP, so that's not bad, so now from the buyer's pocket there is nothing to do, just from the builder proceeds :) thanks to point that !

:) that's the reason that I wanted to make a point of that, specially with the consumers who do not have any experience buying a home, sometimes they think that they got a big discount and they did not, the builders just used the strategy to increase the sales price and then give "that big discount", that's funny, but true.

Of course that they use their own contracts, that's the reason that consumers need more from our help, we need to review that evertying it is on place, that our duty to protect our clients :) Great point too, thank you.

I knew it :), you are right when you advise that, it is not bad to advise just in case that they get a home inspector and inspect their home, it never hurts, our clients need to remember that they are taking a big decision and they are commited for something big :P, they are not buying a car or a chocolate, they are buying their home.

I do not know much about California State, but let me tell you something, I have done my research on California and I have found that those builders they do not want you there, because they are afraid to get a lower offer and they will not profit the same, that's why and of course that we need to check their contract, that only protects them and not our clients, we need to be always there from the start to the end. that's our main duty protect our client's best interests.

Ray - I couldn't agree more. This morning I wrote about entering a buyer into a Purchase & Sale Agreement without an approval.....that's what my borrower's experienced without their agent present.

It is so easy, when you sit down the first appointment with the builder (sales representative) you tell him/her very straight the contingencies or provisions that you need to add in their contract, they do not allow you here in colorado to bring your colorado real estate comission approved forms, so they handle their own contracts that you need to use them. If they do not agree for what you are looking, just you jump with another builder, you explain your customer that there is something "fishy" that they do, why they will not allow a home inspection? are they afraid that you will find a wrong job ?
