does anyone knoe of a website for free real estate phone scripts? and or does anyone use them?

I am fairly new in being a full time real estate agent (i was part time but could not give my clients enough time)and have done ok with it but i want to expand my business and become a top producer. I am starting to call expires and fsbos does anyone know of a good website to get scripts and or would anyone advise me to use them or not? I am also starting a referral group and am dumping a ton of money into local advertising

Yes, I can't think of the name of it, but it's by Howard Brinton (sp)  GOOGLE his name.

He has free ones daily on his website or you can buy them all. Hope this helps!

www.fsbokiller.com is a good one that I've used. The only thing is it talks about setting the appointment and getting the listing that day. I think that's almost impossible. FSBO's take time. The script on that site does help for getting the appointment to meet them and to see the home. I hope it helps!

Hi John,

Thanks for asking the question on phone scripts. I am a new Realtor, and I feel like I am stumbling around in the dark, when I take an office call. I have searched on many web sites and they all seem to charge a fee. I am looking for free scripts.  I quess everyone has to make a living! Also,Thank you to all who responded.  I am going to check out the sites mentioned above.

I also recomend the Mike Fery scripts have looked at all of his material and think its pretty good

These are good suggestions,and I would just do a post asking for the best ones people have used. This will get you away from concepts that sound good to actual tried and tested scripts that work.

John, I also recommend Mike Ferry's scripts. Be very careful when calling Expireds and FSBOs. Make sure they are not on the Do Not Call List before calling. I wrote a blog, "Are We Complying With The Do Not Call Rule" that may help you out in this area.

Scripts are great to use, but I would recommend you practice and roll play them until they become second nature. If you come across as reading them, they won't be as effective. Good Luck!

Thank you everyone for your comments. I quess what I am looking for is just the right words to say when someone calls into the office looking for information about one of our listings. I feel the scripts would be a helpful tool as far as building my confidence. Guiding me to make sure I ask all the right questions which will lead to getting more information from the caller without sounding nervous, excitable or unprofessional. Right now I dread phone time because I don't want to fail the caller or the broker. I am sure with practice I will overcome this. In the mean time, if any one has suggestions or any good scripts they would like to share and post it would be greatly appreciated by me and I am sure others as well.
