 Today, one of my Chamber of Commerce buddies and fellow Rainer, Angella Conrard,  mentioned she'd referred me to a couple who are planning to make some improvements to their home.  She explained that they're not planning to sell for a few years, but want to make some upgrades.  She told them that before they do anything, they should call me for a consultation.

I was so delighted that Angella was kind enough to refer me to her friends.  So often people make upgrades to their homes that they get zero or minimal return on when they sell.  These folks are doing their homework to avoid that happening to them.  It's also great to hear that they'll be making improvements they'll be able to use and enjoy for the next few years.  How often do we see folks fixing up their homes to get them ready to sell?   The familiar statement we often hear is, "Why didn't we do this sooner so we could have enjoyed it for awhile?"

One of my least favorite jobs as a REALTOR® is having to let a seller know that they will see little return on the money they've spent in remodelling their homes.  Upgrades must be appropriate for the style and price range of the neighborhood or they could actually detract from the value and saleability of the home.

Thanks to Angella's referral today, I'm planning to get a postcard out to all my past clients to let them know that I'm available for a free consultation to help them do a cost/benefit analysis of any improvements or upgrades they are thinking of doing on their homes.  It's just another example of how REALTORS® can continue to provide service to their clients even after they've purchased their homes.

Marlene, great specifics in this article.  I'm a former homebuilder from Long Beach Island, NJ, with 350 second homes behind me.  Often a buyer would hire me to rip out what the homeowner had needlessly spent good money on.  Today in Tucson, buyers are tearing down entire houses built in the 1950s and building new where the old house used to sit (Tucson Country Club.)  Your clients are fortunate to have you as a trusted advisor.

Marlene, this is a brilliant way to get in the door. I like it a lot!! I've tried offering free CMAs but of course everyone does that. But, the financial appreciation from upgrades is usually mentioned when it's time to inform the clients that they won't get that much of an increase in value, just like you said. Great post!

Mike - Thank you for your comments and great compliment.  As a former home builder you are so aware of how often home owners make costly purchases only to be very disappointed that they have not added value and in some cases detracted from the saleablility of the home.  Thanks so much for your comments.

Hi Marlene,

Great post!  I have a question.  Do you find that in consulting with families you go with stats like those published each year on the costs and returns on various upgrades by city... and/or do you compare what they are considering doing to their home to what other like homes have done?  I can see the great value of providing this service to homeowners.  I recently considered an improvement to my own home and decided against it because it would not offer a financial return.  While I would enjoy it and likely an interested buyer would appreciate it....they wouldn't pay more for it.  To me it seemed like a very expensive "staging" upgrade in that it would appeal and therefore sell but not for more money.  Anyway, just curious how you provide the answers they seek.  Thanks!

Mary - What a great question.  I do go in armed with the stats, but I also go in with my own expertise of the market as well.  Just as you made a decision based on whether or not to make improvements to your home, it's imperative that home owners and home sellers in Orange County get the facts on not only how much financial reward there will be in making the improvement, but also if the improvement will not increase value, will it increase saleability. Thirdly, if the improvement will be made to make the home more livable for the home owner and they plan to live in the home for 5 or more years---they may want to go for it, just to make their lives better and consider making changes before putting it on the market at a later date.  Hope that answers your questions.  Great questions, by the way.  If you'd like more information, I'd love it if you'd give me a call.

I had a seller whose home was sinking in the center.  Instead of hiring someone to brace the foundation which would have cost $5,000, she chose to spend $20,000 on top of the line replacement windows.  The house was only worth about $180,000.

FYI Marlene, one of the most important things for someone to do is get permits. In this last housing boom, I had a couple of new neighbors get the home, gut it w/o permits to re-sell. In our area, the OC Fire Department keeps your home plans on micro-fish in case of fire, so they can save a life and know where to send their Firemen. When a staircase is moved, bedrooms relocated, it jeopardises critical time and safety for the occupants and the Firemen.

 Also, taking an older home and doing plumbing, electric upgrades without permits cannot proove that the work was ever done and the benefit to the new owner is lost when applying for discounts on Homeowner Insurance.  They will be rated on when the home was built.

 I don't know how non-permitted work affects the sale and liability to the sellers and the Realtor, but you being the expert would know better than I. On one house, when the short term neighbors were doing the work, they also started to expand the exterior. The City could not enter the home, but the owners were mad and thought someone had turned them in on the deck.  They had to replace termite and water damage under the deck found by the City Inspectors and get a permit for the deck. The folks didn't mind charging the new owners full price, but did not feel they should pay for the fees and Inspections. This ended up being a non-issue all in all in this case. The new owners came in and gutted the house again without permits.

I think you are offering superior service to your clients!

The homeowner would be wise to consult a REALTOR before making improvements whether or not they plan to sell the home. A REALTOR can advise them as to what new features are important, Karen

Terri - Thanks so much for the tip on getting permits. It is so important.  When work is done with a permit, the home is certainly a lot easier to sell.  It's not imopossible without them, but in today's market, the less room for doubt on the part of a buyer the better.
