What is a RiverCamps community?

A RiverCamps home is the ultimate way to get away from it all your own personal woodland retreat in a community of personal retreats, tucked away amongst the beautiful rivers and bays of Northwest Florida, with activities and services to enjoy it to the fullest.

Its a quiet place, where a few hundred families will share thousands of acres of land and water. RiverCamps enclaves will be private, with gated access. All residences will be single family homes for use by property owners and their guests.

Who is the developer of RiverCamps?

The St. Joe Company (NYSE:JOE) is developing RiverCamps through its subsidiary, The St. Joe Land Company. St. Joe, through its subsidiaries, is one of the nations premier developers of master planned residential and resort communities, with a 40-year history of creating places people are proud to call home. More than 16 St. Joe communities are in various stages of development in the Southeastern United States.

St. Joe strives to be a good steward of the land through considered conservation efforts. As one of Florida's largest private landowners, St. Joe is committed to protecting the best of Florida through important conservation efforts and responsible development. In the last four years, St. Joes Conservation Land Program has placed 120,000 acres under the permanent stewardship of their conservation partners. But this is only the beginning of St. Joes conservation story. Currently an additional 150,000 acres of environmentally sensitive land in Northwest Florida is being evaluated for possible protection. Of the 1,500 acres set aside for RiverCamps at Crooked Creek, nearly two-thirds will be preserved in its natural state.

The St. Joe Company, a publicly held company based in Jacksonville, is one of Floridas largest real estate operating companies. It is engaged in community, commercial, industrial, hospitality, leisure and resort development, along with commercial real estate services. The company also has significant interests in timber.

How would you describe a RiverCamps home?

A RiverCamps home is a single-family home in the woods. A personal retreat built for comfort and relaxation, incorporating all the same features and conveniences you would expect to find in the finest homes.

Open living areas, fully equipped kitchens, spacious bedrooms and bathrooms and lots of storage space will be standard in RiverCamps homes. To allow the outdoors to come inside and create a feeling of a room in the woods. Homes will feature plentiful windows and screened porches.

Homes will come in a range of sizes and architectural styles. We expect most homes to be between 1,200 and 2,800 square feet of heated and cooled space, using the materials and employing indigenous designs common in Northwest Florida.

 

Where will the first RiverCamps be located?

RiverCamps on Crooked Creek, the first of the RiverCamps, will be located in Bay County on county road 388 just 5 miles north of Panama City Beach in an area called West Bay. The community will consist of almost 1,500 acres and be bordered by water on three sides: on the west by the Intracoastal Waterway, on the south by more than 2.5 miles of West Bay and on the east by Crooked Creek.

Why did St. Joe select the Crooked Creek site?

RiverCamps on Crooked Creek is a nearly perfect location with "big water" views and access, a magnificent tract of surrounding pine forest and savannas, and proximity to golf, restaurants, shopping and some of the greatest beaches in the world.

What do RiverCamps communities offer?

The social focus of the communities will be The River House, a compound of amenities including a swimming pool, grill and pavilion, a fitness center, docking facilities for property owners' boats and the River House itself, which features an atrium/reception area with fireplace, a library with Internet access, a screened porch, a dining area and a kitchen. Raised boardwalks will connect all facilities in the compound.

In the protected Crooked Creek boat basin, St. Joe intends to construct a RiverCamps boat ramp for the launching and day-docking of all types of boats (flats skiffs, jon boats, kayaks and canoes); a boathouse to sell supplies and rent equipment, a near by boat trailer parking area and a boat storage compound with lockable sheds.

Connecting all parts of the community will be a series of trails and boardwalks that will allow owners to walk, jog or bike throughout the property. Several miles of trails are planned through grassed savannas and pine forests. Elevated boardwalks will allow residents to step out over needle rush marshes.

How large is a RiverCamps homesite and what are the views?

RiverCamps home sites are currently planned to range from a half acre up to 4 acres however most are planned to be between three-fourths of an acre to just over an acre in size.

What are RiverCamps "activities ?"

For the energetic, we will offer boating, fishing, crabbing, bait casting, sailing, kayaking, canoeing, hiking, biking, jogging, swimming, and a fitness facility. RiverCamps' owners will be just 6 miles away from some of the greatest beaches in the world. After time on the water, RiverCamps owners have the St. Joe/Arvida Camp Creek Golf Course available to them on an annual membership basis. Designed by Tom Fazio, Camp Creeks 18-hole championship course is located only 15 miles of Crooked Creek on Highway 98.

For those interested in a more leisurely pace, RiverCamps at Crooked Creek will be a great place to "hide out." The library or screened porch at the River House will be perfect in the early morning for coffee with your Wall Street Journal. The many secluded observation platforms, gazebos and trail destinations will be great spots to read a book, or simply watch nature unfold around you. And the thick oak ridges atop the bluffs along Crooked Creek will offer some of the most breathtaking views in all of Florida .

Who will coordinate activities at Crooked Creek?

St. Joe Land Company has created the position of Camp Master for RiverCamps on Crooked Creek. Marc Glissman, an avid sportsman, fisherman and camper is the Camp Master a kind of special concierge who will arrange and coordinate outdoor activities for property owners and their guests.

 

What special services to property owners are envisioned?

We want to find ways to make RiverCamps as enjoyable as possible for our owners. For example, we plan to develop a private and secure web page for each owner, customized to their familys personal taste and needs. A few clicks of a mouse can tell us to set your thermostat, stock your refrigerator, ice down your favorite chardonnay, arrange for an 8 a.m. fly fishing lesson, a 10 a.m. kayak rental, and sign you up for the Saturday night oyster roast. We want our owners RiverCamps experiences to be exceptional, and easy to enjoy.

How will RiverCamps help improve Northwest Floridas quality of life?

Northwest Florida is blessed with many resources that enrich the lives of those who live in and visit the area. Mindful that an area so blessed by nature should be further enriched by thoughtful stewardship and development, The St. Joe Company established The St. Joe Community Foundation (STJCF) in 1999 to invest in community initiatives that pay long term returns on the quality of life in Walton, Bay, Gulf and Franklin counties. The STJCF is an independent not for profit organization.

Through a perpetual funding source, the STJCF initially receives a percentage of the proceeds of homesite sales in certain Arvida and RiverCamps communities in the region, and continues to receive funding through a deed covenant that requires subsequent buyers to pay a transfer fee in future sales transactions.

Focused primarily on education, regional health care delivery, arts and culture, parks and recreation and community spirit, the STJCF investments are based on building civic infrastructure and providing on-going improvements in the area.
