A marketing tool that I found and use on all of my listings are TxT2Look signs. They are sign riders that I place on my real estate listings. You have to admit that, Yard Sgns still attract the attention of buyers. How many buyers drive through neighborhoods before ever going to see a home in the neighborhood.
I used to use custom brochures and put them in boxes attached to my signs. It was an endless job keeping them filled and dry. I now use Txt2Look as seen below. A buyer sends a text message to a code and number on the sign and receives instant informaiton about the property; Bedrooms, Bathrooms, Sq. Ft., List Price, Lot Size along with Agent Contact Information. The buyer can then text more to view interior photos of the home and have the option to opt-in to receive Open House and Price Reduction Information.

It costs me $2.99 per listing per month for a 10 listing package. So for less than $30.00 a month, I don't have to worry about printing and filling brochure boxes anymore. It is also a great lead generator and I know when there is a property inquiry, because I receive a text message at the same time.
You can select your custom codes, have your signs printed anywhere, and the best part is that you can keep using the sign from listing to listing. I average around 8-10 residential listings and when they are not being used for residential listings, I use them on my lots for sale.
I also use it for my listing presentations and sellers love it!
