•·                            As of today this is the snapshot of the Palo Alto single family home market:

44  Pending sales

 

There is never a dull moment in Palo Alto real estate, unless you are listing a house over 3 million right now.  The market has really heated up in the lower end. There are currently 10 homes listed under a million dollars and 12 pending sales. Many homes listed in this range are getting 10-20 offers.  It can get a little crazy.  Once you get to 2 million things are more normal. There are 31 active listings in this price and 9 pending sales, still a definite buyer's market. Over 3 million there are 13 active listings and ZERO PENDING SALES.  There has only been one closed sale in PA over 3 million in 2010.  It is as if Palo Alto real estate is on 2 different planets. 

 

So in general the inventory is still low over all, but the lower end is much lower than the upper end inventory, and the sales are infinitely brisker.

 

Please indulge me for a little lecturing.  There is a feeling out there amongst many buyers that they do not need an agent. Some people think they can find a house themselves, make an offer themselves, or use the seller's agent.  I have one question for you.  Do you think that saving a few thousand dollars will help you get a home when 15 other people are vying for it?  Do you think that you know more about a home than a realtor does, or more about how to analyze a disclosure package or inspection report? Ok that was more than one, but the point is that there is a reason for a buyer's and seller's agent, and it is not just to give a job to a poor starving realtor. It is because the good ones are there to help you make what will probably be the biggest financial decision of your life. So as a seller's agent I will listen to offers from buyers without their own agents, and I will be honest with the buyer, but I will not be their agent. You will need to get an agent who will have your interests protected, just like I protect my seller's interests. And if I represent you as a buyer's agent I will fight for your interests, just as any good buyer's agent should do. Just promise me you will think about it before making the decision to represent yourself, or using the seller's agent, or if you are a seller letting your agent represent a buyer.  End of lecture.
