Is your house ready for the warmer months? My home inspector, Rob Knepshield of RBS&K Home and Building Inspections, Inc. sent me this list of things to do to prepare your home for the coming warmer months. We know we have to do maintenance items on our cars to make them run smoother and longer, and we should do the same for our homes. I found this list quite useful. So I thought I would share it with you.
1) Walk around the outside of the home to be sure the grading slopes away from the house.
2) Be sure the downspout diverters are connected to the downspouts.
3) Check that the gutters are free of debris so the rain can freely flow to the downspouts.
4) Look at the exterior of the windows to see that the caulk is in good condition and not cracking.
5) Trim bushes and tree limbs away from the house and roof.
6) Clean the kitchen range hood filter.
7) If you have a crawl space, crawl the outside perimeter to be sure the spring time thaw has not brought water into the crawl space.
8) Check to make sure the sump pit is dry, and if there is a sump pump, make sure it is operational.
9) Test and replace the batteries in your Carbon Monoxide and Smoke detectors.
10) If you have an air conditioner, change or clean the furnace filter.
11) Make sure the garage door reverse mechanism is operating properly.
12) Test the GFCI outlets in the house to be sure they are tripping correctly.
It is always good to have a list of items to check on a quarterly basis. You and your home will be safer. A well maintained home is like a finely oiled machine. When I show homes to buyers, a home that has been well maintained will usually sell quicker and for more money. Shouldn't you take care of your investment?
