In no special order, I want to give YOU a few tips and tricks to make your house look better than the competition. This is a tough market and your home should look and feel its best!

1. REMOVE SCREENS AND PROFESSIONALLY CLEAN THE WINDOWS INSIDE AND OUT!

Screens can make a house look dark so remove them and store them in a safe place for the buyer. Remember nothing says yuck more than dirty windows. This is a must and trust me because I am helping you get your house ready to sell!

 2. GIVE YOUR YARD A MAKEOVER

The depth of the makeover depends on the season you are selling but either way your yard should look manicured and clean. If it's spring, you need to weed, trim, pick up debris and mulch. If your budget permits, then plant colorful flowers in the ground and in pots. I know this sounds costly but I am helping you get your house ready to sell!

3. GET RID OF EXCESS STUFF

You want buyers to walk through your home and see a neat, clean spacious home. If you have an antique figurine collection or trinkets all over the house, it can get a bit distracting. Have a pod/storage service come to your home, pack up the excess stuff and put it in storage. If you can sell or get rid of it altogether, even better. I am not being cold - I am helping you get your house ready to sell!

4. REVIEW THE FURNITURE AND LAYOUT

You may live one way but need to sell another. In otherwords, if you have large scale furniture that makes the rooms feel small, you may need to store some of it. Buyers need to see that their stuff can fit in your house. In addition, you may need to switch the furniture around to appear more traditional. It sounds annoying but I am helping you get your house ready to sell!

I cannot tell you how many homes I walk into where every closet and cabinet is STUFFED. It could be spring and the winter coats are piled to the top. Please thin out the closets and cabinets in your house. Just like the furniture, buyers need to believe their belongings will fit nicely in your space. What I am asking takes a lot of effort but remember I am helping you get your house ready to sell!

6. CALL A HANDYMAN IF YOU ARE NOT HANDY!

Take a spin around the house and do a quick inspection - what do you see? Do the bathrooms need caulking, do the walls need to be touched up, do the doors open and close properly? Just because you have accepted these little imperfections, doesn't mean a buyer will. If you have to close your front door with a body slam, it needs to be fixed! At this point I may be getting on your nerves but remember I am helping you get your house ready to sell!

7. REMOVE STAINED CARPETS IF THERE ARE NICE HARDWOOD FLOORS UNDERNEATH

The handyman can help with this too. You can replace carpets or steam clean but I am trying to keep the budget in mind. Remember, I am helping you get your house ready to sell.

8. QUICK PICK ME UP IN THE KITCHEN

At this point if your kitchen is dated, don't spend the money to redo it. Invariably, you will choose the wrong finishes and won't get your money back. One quick fix is to change the hardware on the cabinets to a sleek, brushed nickel. You can go to The Great Indoors, Home Depot or a specialty store to pick up the hardware. Don't be mad, I am making suggestions to help you get your house ready for sell!

9. FAKE AND DRIED FLOWERS MUST GO

You may like them but they are passe and not feng shui...they must go. Don't shoot the messenger, I am helping you get your house ready for sale!

10. HIRE A GREAT AGENT

A great agent is going to help you price your home competitively to attract lots of buyers and ultimately sell. PRICING is key to selling in our current market and in case you forgot, my goal is to help you get your house ready to sell!

Betsy, Great list.  I especially love #10.  And the part about calling a handyman made me LOL!   Many times I've had to tell clients to get a handyman after they said, "I'll just fix that stuff myself."
