Hi Fred! GREAT job and congrats on the sale! I loved your tour--nice of you to leave your shoes off so we didn't hear you walking through the house! LOL
Love the kitchen and the hearth room beside it but, that basement is a wonderful place for a nanny suite or in-law suite. I know your buyers are going to love it there and I'm sure the sellers are thrilled to have gotten this one under contract and now pending!
OH, and it was cool to put a voice to the writing! :-)

Hi Debe....Here we take our shoes off, I too heard me walking up the stairs to go inside. Nice home, the Basement is a legal Suite and my Buyer hopes to have use of it for friends from out of town..she moves in on the 28th..:O))
Time I heard you on your Video, give it a try, people apprciate hearing you discribe the home as you walk through and no elevator music.

Hi Michael...I was telling the Building inspector about your Bubble post referring to have plumbing slooping the right direction, then he found a drain from the hot water tank catch pan flowing up hill, which as know does not work. Hence the Tank needs to be raised, so the drain pan will drain.
The Gas Boiler is a condensing boiler and the condensate drains into this pan as well, so it has been coroding the drain pan, because it could not drain properly. Not a big issue, just not correct.
