St Lucie County Sales Continuing to Move Forward

            The sales statistics released from regional MLS for the first quarter of 2010 are painting a picture of the market continuing down the long road of recovery.  The numbers released for the month of April are showing that trend as continuing to move toward a stabilized market. 

            Some of the trends that we are seeing in our area are:

For Residential Homes

•·         Sales are up 3% over the same time last year (April 2009), the low overall price reduction of 3 percent for the Port St. Lucie MSA is news that we have been waiting for that the worst is over.

•·         Median prices are up 1% over the same time last year (April 2009), but up almost 9% from last month.  We are seeing an increase in prices even with the large amount of distressed sales.

•·         Distressed sales (Foreclosure and Short Sales) are representing 42% of the total number of sales. 

Condominiums

•·         Sales are up 42% over the same time last year(April 2009)

•·         Prices are down 33% over the same time last year (April 2009)
