Just saw an interview with the head of the Toronto Dominion Bank on CNN.  We need to copy our good neighbors to the North!!  Two points of interest struck me.  First, he said they do not sell their mortgages but keep them and service them.  If issues arise, they have the ability to restructure the loans and actually work with the borrower to a mutually satisfactory solution.  Secondly, their philosophy is to be there when the customer needs help rather than to open their arms to those financially stable while shutting out those in need.  The glimmers of light were that he did say that he had just testified before our congressional hearings on financial reform; so maybe someone is looking outside the box for solutions.  Also on the bright side, they are lending in the United States.  When asked how they will conduct business in the United States - competively like American banks or consumer oriented like Canadian Banks, he replied they are following the path that has brought them success.  I'm now going to research the Toronto Dominion Bank for future business and personal banking needs.

Richard, RBC has been in Florida and North Carolina for a number of years. I do not know how their lending practices are conducted here, but I sold a home to the FL President when they came in and he was an extremely impressive person.
