Hello,

I thought I would add to the approach of having a potential buyer or seller receiving the report that they requested.

It is imperative that the content of your report be accurate, informative, honest, and helpful.

It  really is common sense. The questions are ones that can eliminate possible headaches for the seller, and in the end help you secure a listing.

Some questions would be " What is your average days on market for a home?", "What is your listing to sales ratio, and what is your percentage of selling your properties by yourself?",  "What makes you stand out from other Realtors, and why should I hire you to facilitate the sale of my property?', "Do you have a list of references, sales that you have completed, and other testimonials that comment on your success?".

In any report requested on-line, or by means of your 800 number system, always cross advertise other reports. An example would be if someone requested one of your preferred buyer packages you would want to put out the report to reinforce a sale for you. If you knew they were renting perhaps you would use the report "Throw away those rent receipts and stop making your landlord rich.

Upon getting the request, following through with the request, getting your foot in the door, and procurement of the objective, always, and I mean always, follow up with a written Thank You card or note. I cannot stress how much impact a little card can have.After I leave an appointment I always without fail call ten minutes after I leave and thank the party for their time, and that I do not take their time for granted. They need to know that I would rather let them down now, than later.

Great idea.  I was thinking of an entire marketing campaign on this line a while ago, but chose to go in a different direction for now.   Good luck!

I actually have about 40 different approaches and ideas that I will write about in the next month and more. I hope some is helpful.
